LOCATION AREA: Uptown Denver (Near Benedict Fountain Park) SCHEDULE: Monday-Friday 9:00 am - 6:00 pm | Availability for on-call emergencies SUMMARY: Under the direct supervision of General Manager, the Building Engineer will be responsible for delivering and maintaining all facilities of a residential high-rise building. The primary expectation for this role is to maintain and preserve the life of all common area equipment, both interior and exterior, while ensuring compliance with all City, County, State, OSHA, and governmental regulations. ROLE: · Manage the engineering and maintenance of a residential facility, including common areas, amenity spaces, and parking garage. · Conduct quarterly cost analyses for maintenance items, including filters, belts, valves, and parts. · Perform efficiency analysis and energy savings audits quarterly. · Create, execute, and maintain an automated preventative maintenance program for all building components. · Implement and maintain all required maintenance Standard Operating Procedures (SOPs) as directed by GM and VP of Risk Management. · Coordinate, maintain, and keep current all inspections for building components. · Supervise the maintenance team, contractors, and any other departments as assigned by the GM, ensuring excellence in job performance through training. · Build and maintain strong relationships with outside vendors. · Coordinate contracted services and repairs in conjunction with the GM. · Maintain complete and accurate records of all maintenance requests submitted, commented on, and completed. · Available for on-call emergencies after hours, weekends, and holidays as needed. · Ensure all safety precautions and procedures are followed while performing assigned duties. · Competent in addressing water-based/plumbing emergencies (Note: This role does not perform non-emergency plumbing repairs). · Willing and able to perform minor work including painting, cosmetic repairs, light fixture installations, damper actuators, etc. · Exhibit good communication skills with the team, management, and association owners to support the community. Requirements · Minimum of 3-5+ years of engineering or maintenance experience. · Intermediate knowledge of involved trades including electrical, plumbing, fire systems, elevators, and mechanical systems. · Ability to read and interpret building design drawings. · Knowledge of annual inspections. · Maintenance knowledge of: o HVAC water-based cooling and heating systems (Cooling towers, water source heat pumps, looped systems). o Domestic water and sump pumps. o Fire pump control and safety systems. o Trash rooms/compactors. · Experience with BuildingLink or comparable facilities/CRM software preferred. JOB-2239 Hybrid Duration: 12 months This position supports the regional transmission planning process, which involves assessing long term transmission system adequacy and reliability, and evaluating and recommending bulk transmission system expansion or enhancement options. It is part of the Transmission Coordination & Analysis Department, which is responsible for coordinating the successful installation of these expansions or enhancements. This includes coordination of engineering and construction activities with Transmission Owners, and coordination with RTO Operations to facilitate outage planning, model coordination, and operations studies required to energize new transmission infrastructure upgrades. The position also supports the competitive transmission solicitation process that RTO implemented in response to FERC Order 1000. Through this process, the RTO provides a platform by which transmission developers validate, review and provide competitive transmission solutions for reliability criteria violations as well as market efficiency analysis of the RTO system. Transmission Coordination & Analysis plays a key role in the proposal evaluation and selection process. This role includes designated entity authorization, overall project constructability evaluation and cost containment evaluation. Essential Duties & Responsibilities: Assist in maintaining the RTO Planning database as an accurate source of information for all related planning activities. Support outreach to RTO transmission owners for timely updates regarding RTEP project status for RTO database tracking and RTO management reports. Provide analytical support, managing data entries and requests from the Planning database in support of the lead engineers and manager of the Transmission Coordination & Analysis department. Support the maintenance of the department compliance calendar for tracking requirements from NERC Standards and RTO governing documents. Assist department lead engineers in support of analytical studies and project tracking. Support process automation, and tool improvements, as well as process documentation Proactively work with other members of the applicable RTO divisions to coordinate RTEP project integration activities. Examples of key tasks include outage planning, and EMS model coordination. Support department lead engineers in their project management functions related to establishing milestone schedules and detailed schedules as required, along with monitoring achievement of milestones and critical path tasks from engineering & design through construction and project in-service date. Support the competitive transmission solicitation process that RTO implemented in response to FERC Order 1000, including project cost and construction feasibility evaluations of competitive FERC Order 1000 project proposals. Able to execute HVAC Controls, Building Automation Systems projects with high level of contract and project complexity. Prior experience writing Building Automation Systems programs and graphics.  Johnson Controls, Siemens, Honeywell, Schneider, etc. Experience dealing with a diverse and large number of simultaneous challenges, requiring knowledge of multiple disciplines while maintaining control.
