Position Overview: This position is a managerial position responsible for contracts and/or work orders that reports to the Sr. Project Manager or Vice President for the Division. Supervisory responsibility for Project Engineers, Superintendents, Administrative Assistant and field personnel Negotiate financial disputes and change orders with owners Produce project schedules Coordinate subcontractors and field labor Coordinate material procurement and delivery Administrative point of contact for the owner Understand details of project scope of work Create and maintain project cost reports Document and negotiate changes that may affect project completion or contract costs with subcontractors and owners Develop field quality assurance and quality control plan with Superintendent Collaboration of project safety plan with Superintendent(s) Responsible for managing MBE/WBE subcontracting requirements Responsible for EEO/Affirmative action contract requirements Other duties as assigned Work Hour Options: General work hours are 7:30am - 5pm and 5-day work weeks are standard. Requirements B.S in Construction Management or Engineering and 5 years of construction experience.  Ability to manage one large project (over $20 million) or multiple smaller projects and personnel simultaneously.  Knowledge of construction, design, cost reporting and cash flow management. The driver qualification file includes: an annual motor vehicle records (MVR) check, a successfully completed DOT Physical, and Safety Performance History records request from prior employers in the last 3 years. Additionally, CDL holders will have a DOT Drug Screening within 30 days of start and subject to a FMCSA Clearinghouse review. • Willingness to work the required schedule, work at the specific location required, complete Penske employment application, submit to a background screening (to include criminal checks, past employment and education), the ability to pass a drug screen and physical as required by the Department of Transportation, and potential travel within a near geography for training are required. Maintain project documentation. Active participation in safety and quality control management Monitor job cost budgets, quantities, project productivity. Prepare estimates / budgets for additional work, as well as change order management. Represent company in project meetings (when required) Assist FHP team with training/mentoring as needed. The Maintenance Technician's primary role will be to support the Community Managers by ensuring site safety and completion of required property maintenance necessary to maintain excellent curb appeal and the overall appearance and quality of the properties on a scheduled basis. This will include prioritizing and processing work orders which may include both urgent and routine maintenance of property and apartment units. This position is responsible for ensuring that all maintenance work is done in compliance with OSHA regulations, and Guardian policies and procedures. A Maintenance Technician is also responsible for coordinating with other property staff and vendors to provide outstanding customer service to the residents, provide well-timed and proactive property maintenance, safeguard the good financial health and stability of the properties, and complete all required paperwork and reports on time.
