The Virtual Property Manager plays a critical role in ensuring the seamless operation, security, and profitability of our self-storage facilities. This position will be in Macon, GA. By leveraging industry-leading technology, they will provide exceptional customer service, optimize occupancy, and maintain high operational standards, all while working remotely. Requirements Objectives and Responsibilities: Customer Service & Sales o Assist customers with unit rentals, lease agreements, payments, and account management via Swivl and StoreEase. o Respond to all customer inquiries within 24 hours and resolve concerns professionally. o Maintain a 4.5+ star rating on Google Reviews through excellent service, with 80% of rentals leaving a review. o Implement sales strategies to maintain 90%+ occupancy and meet/exceed Protection Plan sales goals. o Ensure at least 80% enrollment in Auto-Pay to optimize collections. Facility Management o Use StoreEase’s Virtual Management Operating System (VMOS) to monitor and manage remote facility operations. o Track access logs and surveillance systems to ensure security compliance. o Oversee maintenance requests, ensuring acknowledgment within 24 hours and resolution within 72 hours. o Conduct virtual property audits, maintaining compliance with company standards. Administrative & Operational Efficiency o Process rental agreements, payments, and tenant accounts using StorEDGE with 100% accuracy. o Maintain detailed facility records and generate operational reports as needed. Competencies: Customer-Centric Mindset – Delivers excellent service, quickly resolves issues, and ensures high customer satisfaction and retention. Technology Proficiency – Expertly navigates StorEDGE, StoreEase, and VMOS to manage operations, security, and tenant accounts remotely. Problem-Solving & Decision-Making – Quickly assesses situations, resolves issues independently, and makes data-driven decisions to optimize operations. Operational & Sales Acumen – Drives occupancy, revenue, and Protection Plan sales while maintaining Auto-Pay enrollment and pricing strategies. Attention to Detail & Compliance – Maintains accurate records, conducts virtual property audits, and ensures all facilities meet company standards. Qualifications: Previous experience in self-storage management, property management, or a related field. Proficiency in using StorEDGE, StoreEase, and VMOS. Strong communication and problem-solving skills with a customer-first approach. Ability to work independently and make sound operational decisions. High school diploma or equivalent (college education in business, real estate, or a related field is a plus). Benefits Competitive Full Time Hourly Rate: $20-$22 per hour. Bonus opportunities. If you love home furnishings and hate sitting behind a desk, have we got a position for you! You'll accomplish your daily steps goal while helping to furnish and decorate amazing homes. THE JOB We furnish homes for sale to highlight their best attributes. Our Staging Assistant is the entry level of home staging. You'll gather furnishings and accessories from our multiple warehouses, pack accessories in bins, then load them into and out of vans. There's no moving the big stuff, like sofas and dining tables, we have movers for that. But you and the team will completely furnish a large home in less than day. It's nowhere near back-breaking work, but it is physical. We think the degree of exertion is similar to that of a caterer: moving bins of material and being on your feet for most of the day. Assistants don't style right out of the gate, so while the styling happens you'll be placing "smalls" (lamps, pillows, accessories), ironing bedding and setting up beds, re-packing unused items, and more. A few weeks later (or sometimes a few days), we do it all over again in reverse, as we pack up and remove everything. The furnishings are gathered and loaded into our vans, then returned to inventory in the warehouses. Over time, as your supervisor becomes comfortable, you may get the opportunity to do some styling or help hang art, which can result in a higher hourly pay rate. The job is quite seasonal and we're past peak season now, so the work will be a day or two each week; some weeks more, some less. Once we get into November, it will be pretty quiet until February. But by April, you'll be full-time through August/September. Most of our work is on Bainbridge Island, and the rest is in Kitsap County.
