You will oversee projects ranging from $2M to $25M, ensuring every detail meets the highest standards of quality, craftsmanship, and client satisfaction.   SENIOR PROJECT MANAGER ESSENTIAL DUTIES AND RESPONSIBILITES: Core duties and responsibilities include the following. Other duties may be assigned. Communicate and manage the client on a daily basis. Develop, manage, and improve business infrastructure and operations built around industry best practices to enhance efficiency. Oversee procedures and processes for efficiency and thoughtfully implement recommendations to develop and improve them. Oversee projects as they are being carried out to make sure that the work is done according to the outlined specifications, and that they also conform to the work project timetable. Review the plans and specifications for construction and construction schedules. Oversee preparation and ensure execution of job contract. Negotiate with and select subcontractors to perform the work. Draft subcontracts. Prepare job budget, develop project schedule, and coordinate material ordering, as necessary. Select the project Superintendent, orient the Superintendent to the job and work with the Superintendent to ensure that the construction plan is executed in accordance with schedule, CaseCo standards of quality and complies with building codes and regulations. Identify and track all long lead time items on the project critical path. Prepare for and lead weekly progress meetings. Anticipate issues and proactively works to avoid or resolve them. Hold construction meetings, attend weekly progress meetings, and prepare meeting minutes. Track submittals prepare requests for information and create owner and subcontractor change orders. Responsible for the financial management of the job and meeting the job's financial goals. Revise monthly cost projection and handle collections related to work. Update project schedule as needed to meet the final deadline. Support marketing, sales, and PR efforts. Resolve interpersonal conflicts among project staff, handle errors or delays and respond to crisis. Coordinate with Owners to align goals, make improvements, strategize, and implement changes. Prepare, manage, and update the detailed project schedule with sequence and activity duration including procurement items. Establish the punch list process and close-out procedures with Owner and Architect before subcontractor work starts. Schedule and procure tools and equipment necessary for the project Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion. Perform quality control duties and responsibilities regarding the work being performed. Ensure that subcontractor is fully executing and complying with his contracted scope of work. Coordinate required inspections with local jurisdictions. Identify subcontractor non-compliance with safety, health, and environmental standards. Identify conflicts in construction progress and communicate them to ownership team for resolution. Manage field staff and job site foreman if applicable. Perform PM duties at multiple job sites, simultaneously. Ensure subcontractor has corrected all deficiencies identified by project team. Walk project daily to monitor activities and assist in future planning. Provide Owners and Clients with 2-week look ahead schedules Gather project material submittals and maintain records of approvals at the job site. Issue notices of non-compliance to subcontractor regarding quality of work or scheduling. Ensure the job site is ALWAYS kept in a clean and organized manner. Perform job progress and completion punch list identification and completion. Manages deadlines, progress, and quality on multiple projects simultaneously Calls or meets customer to ensure satisfaction and collects payment for work completed. Ensure each project achieves a minimum gross profit margin as determined by company standards. Communicate any change orders with Owners and Clients Assist Accounting Manager as needed (job cost, invoicing, mortgage companies, etc.) Build and maintain business relationships with industry professional Maintain contact/relationships with key customers. Seek alliances to improve performance Support staff in key client situations and event Meet or exceed client expectations for communication and service   Requirements Excellent communication and customer service skills, providing compassion and empathy to our customers Ability to remain calm under pressure and stress. Ability to work independently with exceptional organization and time management skills. Working knowledge of various computer programs (experience with Procore and Microsoft Project is preferred but not required); Proficient computer skills in Microsoft Office Suite (Word, PowerPoint, Outlook, and Excel). Essential Duties and Responsibilities Work with the EHS team to finalize the health and safety plan for a project Ensure the site team and subcontractors follow EHS and Quality policies Manage the project budget and lead the forecast review process, review with FP&A and executives to ensure all project metrics are captured, manage client billings to achieve milestone payments, client and subcontractor change orders management, risk identification and mitigation Lead all Operations, Engineering, Procurement, Schedule, and Finance huddles. Environmental Factors and Working Conditions The work environment for this position is a typical office environment with occasional construction site visits. When in the office, the physical demands require the ability to sit for long periods of time. Intermittent movement, such as accessing centrally located office equipment, lifting of 35 lbs, bending, stooping, kneeling, and climbing, may be necessary to perform the requirements of this position. The Manufacturing Project Manager will join a growing team of Engineering and Health & Safety professionals helping our customers reduce their work-related risk to quality, productivity and employee health. Responsibilities will include oversight and proactively ensure the successful implementation of engineering projects, particularly within technical or manufacturing environments. This includes coordinating diverse teams of stakeholders, necessitating the ability to organize, manage, control, and direct activities for projects effectively. The role involves leading status meetings with the project team, maintaining comprehensive project documentation such as project timelines, dashboards, and meeting minutes. Overwatch Construction Management is currently seeking a highly motivated and experienced owner's representative Construction Manager to join our team. The Construction Manager will play a vital role in overseeing and ensuring the successful completion of various construction projects for the College of the Redwoods. This is an excellent opportunity for an individual who possesses strong leadership skills, attention to detail, and a passion for delivering projects on time and within budget. Responsibilities Provide on-site day-to-day construction administration. Manage and coordinate the Project Engineer(s), inspectors and interns as assigned. Provide coordination and communication between the construction administrator, the contractor, the campus, the inspectors, and the design professional. Review all contract documents and ensure all appropriate CSU procedures are used. Recommend revisions or new procedures as necessary. Monitor overall budget and schedule, and advise construction administrator of any trends that affect the timely procedures and cost effective completion of the project. Attend weekly and special construction meetings to evaluate and control progress, quality, budget, and other items for action. Review and coordinate all services provided by vendors for compliance with service agreement requirements. Review and approve all invoices submitted by vendors, and then submit recommendations to the construction administrator for final approval.  Evaluate and make recommendations to construction administrator regarding proposed contract changes and resolution of all claims. As directed by construction administrator, participate in or conduct negotiations to resolve claims or disputes. Maintain a change order log that includes a cumulative total of changes to the contract, and reconcile change order costs with contractor payment requests. Monitor all potential change orders and track project contingency at all times. Manage, monitor and report on overall project budget health. Coordinate inspection, final acceptance, and scheduling of occupancy. Responsible for administration of project closeout out.
