JOB SUMMARY: The Maintenance Technician is responsible for providing excellent resident service through daily maintenance projects as assigned by the direct supervisor. Punctuality, professionalism, and strong customer-service skills are also needed to support the initiatives of this position. ESSENTIAL DUTIES AND RESPONSIBILITIES: 1. Establish working relationships with supervisors (PM or Maintenance), residents, and vendors. 2. Respond to maintenance requests, using work tickets to track calls. 3. Maintain building lighting, including light fixture and bulbs. 4. Maintain basic plumbing fixtures and plumbing issues. This includes replacing faucets, toilets, toilet flappers, showerheads, fluid masters, and other light plumbing as the property requires. 5. Complete, as needed, minor drywall repairs and painting in units and/or common areas. 6. Maintain and replace doors, locks, windows and screens, as needed. 7. Maintain supplies, tools and equipment inventory, maintenance and service records, and building specification manuals and blueprints. 8. Perform other duties as assigned. Customer Service/Safety: 1. Respond to all resident maintenance requests in a timely and courteous manner 2. Adhere to safety protocols when completing maintenance tickets to ensure the safety of yourself and residents. 3. Provides timely communication maintenance concerns or trouble tickets with Property Manager Minimum Experience/Training Education: • High School diploma or GED • Valid driver’s license • Must have a reliable vehicle for travel between assigned locations • Two to five years of maintenance experience preferred ADDITIONAL DESIRED QUALIFICATIONS: • General maintenance engineer experience. • Reliable Vehicle. • Dependable, on-time, and good time management skills. • Legal to work in the United States. SCHEDULE: This is a full-time position. The schedule will require 40 hours per week, including rotating on-call shifts. PHYSICAL REQUIREMENTS: Occasionally requires lifting 50 pounds or less.

Responsibilities Assist team leads in the installation, alteration, and maintenance of emergency power systems, UPS systems, and electrical equipment, including single and three-phase systems (120V, 208V, 277V, 480V, and 12,470V gear). Diagnose problems, malfunctions, or design alterations in electrical systems and related equipment under the supervision of team leaders. Follow established work schedules and interpret blueprints, diagrams, engineering drawings, and manufacturer manuals to complete tasks safely and efficiently. Serve as an escort for contractors or vendors performing services when required. Adhere strictly to all safety rules, regulations, and best practices in the workplace. Support optimal operation of electrical and mechanical systems, including data center equipment and UPS systems on campus. Demonstrate discretion, attention to detail, and commitment to safety in all activities. Perform other related duties as assigned to support operations and maintenance objectives. Qualifications Minimum 1 year of practical experience in maintenance and repair of commercial electrical systems. Valid driver’s license required. Ability to read and interpret work schedules, directions, and technical documents. Strong teamwork and collaboration skills. Willingness to attend and complete technical training on critical systems such as UPS and Data Center equipment. Basic proficiency with Microsoft Word and Excel.
