POSITION SUMMARY The Maintenance Technician will report to the Maintenance Supervisor or Property Manager and will assist in all aspects of maintenance for the community. Responsibilities include, but are not limited to, maintaining the residential units, grounds, amenities, building exteriors, interiors, breezeways, curbs, leasing office, trash enclosures, parking lot, and other building and common areas. Duties & Responsibilities include, but are not limited to: • Completing service requests • Possible monitoring or scheduling of all maintenance tasks and vendors • Preparing vacant apartments for new residents • Perform routine and emergency maintenance • Assist with planning and execution of all preventative maintenance programs such as mechanical, electrical, HVAC, plumbing, fire and life-safety systems • Understands and complies with Fair Housing Laws and standards • Must have a positive attitude and strong customer service skills • Organizational ability and follow-up skills • Attention to detail and a self-starter • Effective communicator and problem-solving skills • On Call and Overtime required as needed QUALIFICATIONS The requirements listed below are representative of the knowledge, skill, and/or ability required. Swimming pool experience is a plus. • Availability – On top of the 5 day work week, technician must be willing to be in an on-call rotation for 24/7 maintenance emergencies. This responsibility is shared between many staff members. On average each member is on-call one out of 4 weeks. Travel to sister sites may be required. • Physical Demands - The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; and stoop, kneel, crouch, or crawl. The employee must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 75 pounds. • High School Diploma or equivalent required • Previous experience as a Maintenance Technician is required. • Must have a valid driver's license • May be required to help with coverage at sister properties (we pay for mileage) COMPENSATION • Competitive wage, depending on experience. Position Summary    This position is the entry level position into the mill. Workers in the labor pool are assigned to operating and service departments to assist with extra workload, cover absences and vacations, and supplement crews required to meet unusual changes in the workload.    Labor pool employees may be transferred to various jobs on an as needed basis. Employees must be able to learn to perform any semi-skilled position in which they are assigned.                      Principle Duties and Responsibilities  Monitor machine cycles and mill operation to detect jamming and to ensure that products conform to specifications.    Properly follow company and OSHA safety procedures.  Bring problems to the attention of the Supervisor, Superintendent, or Safety Director.    Follow daily procedures and protocols as set forth in the job requirements and job instructions for the particular job assigned. Observe machine operation to detect quality issues and machine malfunction.    Operate any equipment as needed to perform the job assigned.    Maintain the work area and equipment in a clean, orderly condition    Performs other tasks as assigned by supervisor.    Excellent attendance and punctuality in daily activities and long-term projects.   Qualifications Successful completion of post offer physical/drug screening requirements.    Must have a good command of the English language, both written and spoken.    Must be able to read and interpret instructions and use basic hand held tools.    Must have basic computer skills (able to use e-mail, menu driven computer applications, knowledge of production software). Manufacturing experience preferred.    Must be able to work weekends, holidays, and overtime.    Must be able to work 12 hour swing shift.
