Maintenance Person (Flagstaff)

This individual will be expected to work a full time maintenance schedule of weed trimming, mowing, junk removal, dumpster upkeep, community repairs, light plumbing, painting, and snow plowing in the wintertime. This person should be very “handy” and have a good working knowledge of electric, plumbing, and gas utility systems. We are looking for someone who has can maintain a positive attitude on a daily basis. We are looking for someone who enjoys making things better, takes responsibility, and is a self-starter who can see obvious things that need to be done without being told. Requirements are: - 2 years property maintenance experience - Must be able to lift 60+ pounds - Must be able to work outside year-round - Pass background screening (no recent felonies or drug convictions) - Positive job references - Clean driving record - Follow company policies and procedures, have dependable attendance and punctuality - Be a self-starter without need for constant supervision. Set and complete ambitious goals for your day and week. - Be flexible with work schedule and be willing to be on call for emergency repairs - Deal with frequent changes, delays or unexpected workloads - Promote a harassment-free environment with staff and residents - Have a positive and friendly attitude - Meet productivity standards and complete work in a timely manner - Fluent in English Job knowledge and duties: • Landscaping: Cutting grass, planting, trimming. Weed removal. • Perform water and gas utility meter readings (monthly) for 163 units. • Light plumbing work to include water and sewer line repairs as needed • Must be able and willing to dig with a shovel to expose utility lines when the need arises • Some painting work as needed • Plow snow in winter using company pickup truck with plow attachment • Maintain public areas, clubhouse, storage rooms, pick up trash, clean streets, parking lots and dumpster areas • Dump runs for appliances, couches, etc • Be on call and available to respond to emergency water repairs or other utility emergencies. • Have a working knowledge of electrical systems • Have a working knowledge of natural gas systems • Follow verbal instructions from supervisor. • Good knowledge of interior & exterior building maintenance and cleaning. • Report potentially unsafe conditions; use safety equipment and materials properly.
