Position Overview: The Building Superintendent will be responsible for the overall maintenance, safety, and daily operations of the building. This role requires hands-on maintenance work, tenant interaction, and ensuring compliance with local codes. Responsibilities: Perform routine building inspections and preventive maintenance Address and resolve repair requests promptly (plumbing, electrical, carpentry, etc.) Maintain common areas, hallways, and exterior grounds Coordinate and supervise contractors and vendors Monitor building systems (HVAC, boilers, elevators, etc.) Respond to emergency calls as needed Ensure compliance with building safety and health regulations Requirements: Valid building superintendent or maintenance license for New Jersey Prior experience in property maintenance or building operations Strong knowledge of basic plumbing, electrical, and carpentry repairs Good communication and organizational skills Ability to respond to emergencies after hours when required Must be authorized to work in the U.S. Benefits: Starting pay at $24.00/hour Opportunities for pay increases Supportive work environment Potential housing benefit

Job description Responsibilities: - Install, maintain, and repair air conditioning and HVAC systems across 5 buildings within walking distance of each other. - Perform field service calls to diagnose and troubleshoot issues with HVAC equipment - Conduct routine maintenance on HVAC systems to ensure optimal performance - Collaborate with property maintenance teams to address HVAC-related concerns - Utilize welding skills to repair and fabricate components as needed - Use mechanical knowledge to diagnose and repair equipment malfunctions - Drive a van to travel to different job sites Skills: - Strong mechanical knowledge and aptitude - Proficiency in HVAC installation, maintenance, and repair techniques - Ability to diagnose and troubleshoot HVAC system issues - Experience with equipment repair and maintenance - Welding skills for component fabrication and repair - Valid driver's license with a clean driving record This position requires a skilled HVAC technician who can handle various responsibilities related to air conditioning, HVAC systems, field service, property maintenance, welding, and mechanical repairs. The successful candidate will have the necessary skills and experience to install, maintain, and repair HVAC systems while also collaborating with property maintenance teams. Strong mechanical knowledge, equipment repair abilities, and welding skills are essential for this role. A valid driver's license is also required as the technician will be responsible for driving a van to different job sites.
