Property Maintenance Associate

Position Overview  We are seeking an experienced Facilities Manager to run the operations, security, maintenance, and compliance for our 30,000 sq ft lithium-ion battery R&D facility. The facility includes a dryroom, hazardous material storage, laboratories, and office areas. This role reports to Manufacturing and is responsible for ensuring the seamless functionality and safety of all site operations, with an expanded focus on facility security.  Key Responsibilities  Maintain daily operation and maintenance of the facility, including labs, dryroom, hazardous material storage, offices, and utility systems  Collaborate with R&D and manufacturing teams to support specialized infrastructure—specifically dryroom environments, hazardous materials containment,   Maintain uptime of site security systems, protocols, and staff, coordinating closely with the manufacturing team to ensure asset and personnel protection  Ensure all facility systems meet federal, state, and local safety, environmental, and building code standards (e.g., OSHA, EPA, NFPA)  Supervise contracted facilities support, including custodial, maintenance, security, and support staff  Manage facility budgets, vendor relationships, and contracts for repairs, upgrades, and preventative maintenance  Organize and lead site preparedness activities, including fire safety, emergency response, disaster recovery, and business continuity planning  Oversee documentation requirements for regulatory inspections, hazardous materials, equipment maintenance, and vendor services  Implement and monitor systems for hazardous materials management (chemicals, battery materials, waste)  Requirements Required Qualifications  Bachelor’s degree in Facilities Management, Engineering, Industrial Operations, or a closely related field  5+ years in facilities or operations management within an R&D, chemical, or manufacturing setting  Working knowledge of safety codes/regulations relevant to battery, chemical, or hazardous material environments (e.g., OSHA, EPA, NFPA)  Experience implementing or managing security systems and protocols in an industrial/R&D context  Strong supervisory skills with experience managing multi-disciplinary teams, including security personnel  Proficiency with building management systems (BMS), CMMS, and industrial safety protocols  Excellent organizational, project management, and budgeting skills  Preferred Qualifications  Advanced degree or certifications (CFM, FMP, PMP, OSHA, etc.)  Experience with lithium-ion battery environments or similar energy storage facilities  Familiarity with site security best practices for sensitive R&D/manufacturing environments  Experience with LEED, ISO, or other sustainability/compliance frameworks      Benefits Competitive salary and equity compensation commensurate with experience. Part-time job with flexible schedule for bilingual Russian/English speaker. 6–8 hours per week, $1,500/month to start. This can be a good extra income if you already work part-time, or if you have flexible hours (for example, real estate agent or freelancer). The job involves document handling (printing, preparing, mailing), limited in-person interactions for notarizations (scheduled by me, you won’t need to contact clients yourself), and periodic trips to NY State/County offices to submit and pick up paperwork. No sales, only white-collar tasks. Requirements: Russian/English bilingual. Need to have a New York Notary Public license. You are located in Manhattan or you're ok with going there to meet with clients when scheduled. Minimal computer skills (handling emails and PDF files). Responsible for 16-unit apartment complex. Hours require range from 10 to 30 per month. 1. Overall, the manager is in charge of the property. This includes contacting service vendors (snowplowers, appliance technicians, carpet cleaners, HVAC technicians, etc…) as needed. Maintain it in a way that the tenants are proud to live there. Take care of tenant problems in an efficient and pleasant manner. Represent the owner in a professional capacity. 2. The primary duty is to keep the building filled with tenants. As soon as an apartment becomes vacant, get it cleaned, painted, and ready to be shown to a prospective tenant as soon as possible. Make appointments and take applications. Telephone/email office with application information. 3. Take care of minor repairs including leaking faucets, plugged disposals, electrical outlet replacement, replacing blinds, etc… in a timely manner. Communicate with tenants when repairs will be completed. 4. Take care of plantings (e.g. remove dead branches, trim bushes/trees etc…), mulch, weed, pick up debris in the lawn, etc…. 5. Shovel/Blow walkways and garage doors. Salt walkways using ice demelter (not rock salt – damages concrete) 6. Complete a spring and fall yard cleanup (remove dead leaves & branches, trim bushes, etc…) 7. Conduct an annual inspection of each apartment. 8. Complete ad hoc projects as requested

Qualifications/Requirements Education: High School Diploma/GED (beneficial) Work Experience: Some experience required Licenses/Certifications: Valid driver’s license with insurance may be required by property Primary Responsibilities · Cleaning all common areas of the property, which may include the leasing office, model suites, vacant suites, laundry rooms, fitness room, community room, business center, guest suite, party room, restroom, stairwell, storage area, boiler room, maintenance shop and elevators. · Trash pick-up in all common areas and maintenance of the compactor area. · Check supplies and replace, as needed, in all restrooms. · Check light bulbs around the property and replace, as needed (i.e., exit signs). · Reset breakers, replace fuses. · Replace smoke detectors and batteries, as needed. · Change air filters, clean coils, clean out drain pans and condensate drain lines, as needed. · Use a plunger or auger to open blocked drains. · Vacuum and shampoo carpeting, as needed. · Paint suites, as needed. · Strip and wax floors, as needed. · Wash windows, as needed. · Clean and maintain pool, if applicable, including testing, operating filters and backwashing. · Operate lawn mower, snow blower, shovel snow and spread salt, as needed. · Landscaping, as needed (i.e., planting, weeding, watering, etc.). · Deliver letters, flyers, newsletters, etc., to residents. · Be available for quick response per company policy if on-call duties are required. Working Conditions Work is typically performed at the property with moderate noise level; however, noise level will vary at times depending on assignment. Walking, standing, sitting, crouching, crawling and climbing are necessary throughout the day. May be exposed to various weather conditions when working on the exterior of the property. It may be necessary to lift weights up to 50 pounds. It is essential to be safety-conscious as there is exposure to moving mechanical parts, fumes/airborne particles and risk of electrical shock.
