




Asset Partners Group, LLC is recruiting for a direct hire role for one of our clients, Aker Development (https://akerdevelopment.com/). We are a Vancouver, WA based real estate developer with projects in the Portland area, and are looking for a Project Coordinator & Permit Specialist to join our growing team. This role is responsible for working hand-in-hand with our drafting specialists (part of the project team) to navigate projects smoothly through each stage. From feasibility studies and site coordination to third-party collaboration and permit processing, the goal is to secure a complete and timely set of permits for every project. An ideal candidate will have a minimum of 2 years of experience in residential real estate project coordination. Here are the core responsibilities: *Site Feasibility & Due Diligence: Conduct and oversee a detailed site assessment, including zoning research, utility availability, and environmental considerations, to evaluate project viability. *Coordinate outside consulting and professional services: This includes coordination of consultants as needed, such as environmental or asbestos surveys, arborist, lead based paint surveys, and/or hazardous material abatement etc. *Site Development: Come up with a support plan (ex: removal of trees, demo house, civil engineering, demo application, PLA/ Lot confirmation or land use confirmation, and land survey, utility location etc.) *Permit Coordinator: Collaborate with structural engineers, truss engineers, and in-house designers to coordinate and manage all aspects of the permitting process—including preparing demolition designs, submitting permit applications, monitoring and reviewing permit progress, and addressing check-sheet comments. Work closely with the office to handle application payments, intake fees, and execution of city specific documents, ensuring projects move forward efficiently. *Status Documentation: Ability to accurately document project status within the internal monitoring system and communicate with various staff, partners, field project managers, superintendents, and clients. *Condo & Middle Housing Land Division Coordination: Manage documentation, planning, and communication for condominium developments and middle housing land division projects. Responsibilities include overseeing surveys, monitoring construction, assisting with condo association setup with attorneys, coordinating final document submittals and recordings, and ensuring smooth execution of the land division scope. *Track various project cycle time(s): Focus on overall efficiency and ensure project movement through different phases. *Provide other business support functions, as needed and as time allows. Requirements & Experience: *Minimum of 2 years of real estate development (residential, multi-family, condo) experience. *Familiar w/Google Suite, and/or Microsoft Word, Excel, over 40 wpm typing skills and comfortable using AI tools, and CRM system. *Ability to conduct research, find key information, and synthesize data in an efficient way. *Minimal residential drafting design or architectural experience or understanding utilizing CAD software, is preferred. *Strong team mindset, collaborative, self-motivated, analytical, have research aptitude, and strong problem solving skills. *Must be flexible with workload and process oriented, with the ability to operate with a sense of urgency and keep work on track. *Must be a strong communicator and have the ability to establish relationships with a variety of people and drive towards success. *Build and maintain constructive relationships with city jurisdictions to efficiently move work forward and obtain necessary permits. Competitive base pay + bonus totaling $$55K to $70K/year, but is based on experience.
