Job description:  As an HVAC & Plumbing Drafter/Specialist or Designer, your primary responsibility is to support the design and engineering teams by creating detailed and accurate drawings using relevant software and tools. Specializing in HVAC and plumbing engineering, you play a crucial role in translating conceptual designs into comprehensive, precise, and technically sound construction documents. Your role involves collaboration with architects, engineers, and other stakeholders to ensure that the HVAC and plumbing systems are efficiently integrated into the overall building design. This is a full-time in-office position. Role & Responsibilities: Ensure accuracy and compliance with industry standards and project specifications. Ensure Seamless Integration of HVAC and Plumbing Systems. Must be familiar with building codes, standards and regulations related to HVAC and plumbing systems. Ability to take on and complete tasks independently and/or with a team. Timely resolution of design-related issues through effective communication. Stay Technologically Current with awareness and application of the latest developments in relevant software tools. Team player. Qualifications: Proficiency in using AutoCAD is required. 3+ years working in Architecture/Engineering/Construction field is preferred Preferred Software skills: AutoCAD, Bluebeam, MS Office365 & REVIT A growth mindset is essential. General expectation is that this role maintains and preserves the life of all common area equipment, inclusive of both the interior and exterior of the building and complies with all City, County, State, OSHA, and all governmental agency mandates.  WHAT YOU'LL DO  Engineering management of a residential facility; including common areas, amenity space and parking garage. Provide quarterly cost analysis and cost projections for all utilities, chilled water, electrical, gas and on all maintenance items needed, filters, belts, valves, and maintenance equipment. Efficiency analysis and energy savings audits done on a quarterly basis. Create, execute, and maintain an automated preventative maintenance program to include all components of the building.  Implement and maintain all required maintenance SOPs as directed by GM and VP of Risk Management.  Maintain any “green energy” qualifications of the building.  Coordinate, maintain, and keep current all building component inspections.  Supervises full maintenance team and any other departments as assigned by the GM.  Develops training to ensure excellence in job performance.  Building and maintaining strong relationships with outside vendors. Coordinate contracted services and repairs, alongside the GM.  Keeps complete and accurate records of all maintenance requests submitted, commented on, and completed. Must be available for “on-call” after hours, weekends, and holidays and available for emergencies, as needed.  Ensures all safety precautions and procedures are followed while performing assigned duties.   Requirements EDUCATION/EXPERIENCE  High school diploma or equivalent WHAT YOU NEED TO SUCCEED  A minimum of 4 years of engineering experience, preferably in high-rise facilities. Should have a specific knowledge of all high-rise electrical, plumbing, stair pressurization, elevators, and mechanical systems.  Safety systems knowledge Elevator systems knowledge Fire pump and safety system knowledge Trash room / compactor knowledge Some experience with Building Link and Vantaca building management software.  An understanding that condo construction is not complete and will take place over the next several months.  This requires a need to deal with partial occupancy issues that impacts how the building systems are managed and operated. Qualifications: Certification as a Commissioning Agent/Provider (CxA, BCxA) preferred. Construction experience and familiarity with current building technologies/techniques preferred. Excellent time management and project prioritization. Software skills preferred: MS Office365, BlueRithm, Bluebeam Revu,  Growth mindset Technical degree, or other industry specific work experience demonstrating high level of technical capability preferred. Valid Driver's license & access to personal automobile for travel to project sites (company reimbursed mileage).
