This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The Senior Maintenance Technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. This position also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations. Maintenance and Repairs Perform daily maintenance tasks and diagnose/repair issues in various areas. Respond to maintenance requests promptly and professionally. Property and Amenity Maintenance Maintain pool, hot tub, and other amenities. Ensure safety and cleanliness of buildings and grounds. Maintain exterior property for curb appeal. Preventative Maintenance and Inspections Schedule and document preventative maintenance and apartment turns. Conduct regular inspections of common areas and equipment. Supervision and Coordination Supervise duties and outside contractors in the absence of the Maintenance Supervisor. Coordinate move-ins and move-outs. Safety and Compliance Assist with safety meetings and compliance with policies and regulations. Report potential liabilities and ensure property compliance. Inventory and Supplies Management Maintain inventory and assist in purchasing materials and supplies. Cleaning, repairing, and ensuring proper drainage of the area to be seal coated. Ensuring the sealcoat is applied evenly and meets quality standards. Applying sealcoat using appropriate methods like squeegees or spray wands, and potentially using other tools like crack fillers. Maintaining tools and equipment in good working order. Following all safety procedures and protocols, including those related to working with asphalt and construction equipment. Loading and unloading materials, ensuring proper storage, and maintaining a clean job site. Skills and Qualifications: Proficiency in operating various tools and equipment, including sealcoating equipment. Understanding the process of sealcoating and asphalt maintenance. Must be able to perform job duties that require standing, crouching, twisting upper body, working at heights, and lifting up to 50 lbs. unassisted. Valid driver's license is required.
