We are looking to fill a position on one of our landscape maintenance teams. This crew will be primarily mowing lawns. Other duties include but not limited to, trimming shrubs, cleaning plant beds, pulling weeds, installing plants and mulch, light hardscaping. We manage 350+ residential accounts 6 HOA and a handful of commercial properties. This is a fast paced and physically challenging job. Working outside includes being prepared for all of the conditions involved with being outside. This has been an exceptionally hot and rainy year. We are looking for individuals who are value quality, not afraid of a challenge, and driven by hard work. Experience is not necessary but helps a lot. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The Senior Maintenance Technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. This position also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations. What You'll Do Below is a snapshot of what this role is all about. While there is more to it, this is the core focus. Maintenance and Repairs Perform daily maintenance tasks and diagnose/repair issues in various areas. Respond to maintenance requests promptly and professionally. Property and Amenity Maintenance Maintain pool, hot tub, and other amenities. Ensure safety and cleanliness of buildings and grounds. Maintain exterior property for curb appeal. Preventative Maintenance and Inspections Schedule and document preventative maintenance and apartment turns. Conduct regular inspections of common areas and equipment. Supervision and Coordination Supervise duties and outside contractors in the absence of the Maintenance Supervisor. Coordinate move-ins and move-outs. Safety and Compliance Assist with safety meetings and compliance with policies and regulations. Report potential liabilities and ensure property compliance. Inventory and Supplies Management Maintain inventory and assist in purchasing materials and supplies. What You'll Need Education and Certifications High school diploma or equivalent required HVAC-EPA (Type II) or EPA Universal license is required. Certified Pool Operator (CPO) license strongly preferred. Associates hired without a CPO license will be required to obtain within 90 days of hire. Valid drivers license may be required. Experience 2+ years of experience in property maintenance or a related field. Experience in supervising contractors preferred but not required. WHAT YOU CAN EXPECT TO DO IN THIS ROLE: PROPERTY MAINTENANCE Daily property walks to maintain a well-kept and manicured curb appeal. Work independently to remove trash from the property and in common areas. As necessary, prepare the property for snow or winter weather, fall leaf clearance, and other safety and cosmetic needs affected by seasonal weather changes. Ensure proper lawn grooming, shrub trimming, and edging. Repair fencing and various landscaping as needed. Paint areas as needed. Assist with light cleaning and repairs prior to new resident move-ins. Assist office staff, as needed, with posting notices on resident doors and common areas as needed. OPERATIONS Ensure adequate inventory of cleaning supplies and equipment, notifying the supervisor when supplies are needed. Ensure that equipment, tools, supplies, and vehicles are properly used, maintained, and stored. Conduct preventative maintenance on tools and equipment as assigned. CUSTOMER SERVICE & COMMUNICATION Listen and respond to the needs of residents and staff members, escalating communication as necessary to a supervisor. Willingly and consistently share observations and insights of departmental operations that may improve quality and efficiencies of the department. Attend all-employee and departmental meetings and in-service training as directed. Update the Service Manager with status of work and communicate any potential liabilities including damage to grounds, facilities, supplies or equipment. COMPLIANCE & SAFETY Perform duties in accordance with all safety and OSHA requirements. Ensure that policies and procedures as well as safety and compliance expectations are met. WHAT YOULL NEED ON DAY ONE: High school diploma or equivalent required. Minimum of one year of previous experience as a Groundskeeper or similar function is preferred. Ability to speak and understand English. General computer knowledge. Knowledge of and ability to use grounds tools and equipment. Excellent customer service and interpersonal skills. Strong attention to detail, organizational, time-management and problem-solving skills. Ability to work independently. Valid driver's license may be required. Ability to work a flexible schedule to include weekends, evenings, and some holidays.
