





OVERVIEW Gardenside Apartments is a small cordial community compromised of 18 all newly renovated apartment homes. With the renovation recently completed we are in "Lease Up" mode and about 77% occupied with the goal of leasing about 4 more to achieve 100% occupancy in the next 30 days. With the all new apartment living experience, the objective of this position is to show pride of ownership in the property and provide reassurance to the residents that there is reliable competent property manager representation on site. The On-Site Manager, or OSM, provides a positive impact so that the apartment community has a good reputation and reflects a positive image to the public. The OSM applicant should be comfortable interacting with people during challenging situations. Important also are great communication and interpersonal skills, use of basic technology tools, i.e. websites, email, text, social media, online automated property management systems and pleasant phone skills. Having a laptop computer and printer are very important. The ability to work in a dynamic environment is a plus. This is a part-time position, requiring the resident manager to live on-site. PARTIAL RENT REDUCED APARTMENT This On-Site Manager position DOES NOT INCLUDE A RENT FREE APARTMENT. Because this is a small community of 18 apartments, the OSM role is VERY PART TIME. The OSM shall apply for an apartment and must meet the rental qualifications, including total household income of 3x times the rent. Duties and Responsibilities • As the on-site contact person, you shall enforce ALL rules governing the premises under the lease • Report any violations or problems to the property manager and/or ownership group • Respond to all residents’ request or complaints in a timely, efficient, and courteous manner • Facilitate and report issues raised by the residents, you and others to the property manager • Provide a high level of customer service with residents • Perform periodic inspections of units when directed by the property manager • Clean, tidy-up and maintain the common areas and grounds to maintain exceptional “curb appeal” • Show available apartments using leasing skills in full compliance of fair housing laws Knowledge and Skills • Strong communication skills and attention to detail • General knowledge of computer software and internet • General knowledge of property management laws and regulations for California and locally Education, Certifications, and Experience • Degrees from high school, college and/or property manager or certifications are preferred • Driver license required Interpersonal and Communication Skills • Strong interpersonal skills and drive to provide superior customer service to all parties • Team player with strong work ethic, pro-active orientation, who can anticipate needs, and highly accountable, with a mature and positive attitude Compensation • Maximum part-time hours per month shall be 29. Hours will vary and may involve 7 days per week • Compensation shall be about $500 per month based on the market and experience • The $500 equates to about the California minimum wage of $16.50 per hour as of January 1, 2025. • Compensation may be paid directly or in the form of a rent credit or reduction Approved Applicant, Start Date & Move-In, December 1, 2025 • OSM must be an approved lease applicant able to move in on or about December 1, 2025
