The bedroom is 120 square feet (12'-0" x 10'-0") with carpet Rent is $635 per month, with a 10-month minimum lease, plus water, trash, house cleaning and gas, which are divided among us equally per month. These utilities average out to $100 per person per month. Electricity and wireless high-speed internet are included with your rent; in other words, there is no additional cost. A $635 security deposit and a $40 refundable background check are required. The room is available starting on June 12. Cats may be accepted, but you must clean up after your pet, and there will be an additional pet rent of $25 per month and a refundable pet security deposit of $275 is required for cats. The room can come furnished for an additional $25 per month. Garage parking: one garage space is available for an additional $55 per month. Location: In a fantastic, North Fresno location, less than 1 mile east of the 41 and Herndon Ave. 1.5 miles from River Park Shopping Center and Costco 2.5 miles from Woodward Park 3 miles from California State University Fresno The house: 4 bedrooms and 2 bathrooms 1904 square feet A large, shaded backyard with lemon and orange fruit trees. Air conditioning Solar panels (one of the main reasons electricity is included with your rent) Washer and dryer in house Outdoor eating area No smoking in house No cigarette smoking in the house or on the property. A housecleaner comes bi-weekly to clean the house, including your private bathroom and we divide this fee equally among everyone living here. Lots of open, on street parking We typically keep it very quiet at this house during all hours. Super quiet times at the house are typically from 9PM to 7AM. It’s fine to have guests over and be noisy if cleared with the roommates first. Mostly ceramic tile floors, but your bedroom is carpeted. A little about us: This house comes with three male roommates. Roommate 1 is a doctor completing his residency and is extremely courteous and very quiet. Roommate 2 is in the IT industry, speaks English and Spanish and is extremely courteous and very quiet. Roommate 3 works as and Uber driver, very quiet and loves playing video games when at home. Qualifications: You need to have two good roommate or character references, two good business references and two good landlord references. No violent criminal record or past evictions will be accepted. You should have fair or better credit. Some exceptions to the above may be accepted, but you must have good credit or additional references to make up for weak background areas. The ideal roommate will be clean, respectful, quiet during quiet hours and have a gross income of at least 2.5 times the rent.
