DESCRIPTION Apartment maintenance worker will need to know which tools are needed to perform each task. They must be able to follow directions when it comes to how certain repairs are done. Ability to repair appliances, fix leaky sinks and toilets, and at times, may be required to fix some minor electrical and plumbing work. Construction abilities, remodeling, woodworking experience a plus! Mechanically inclined is a must. Sometimes, apartment maintenance workers need to drop one task to make an emergency repair. SKILLS Apartment maintenance worker must be analytical and organized, and able to diagnose a needed repair before making it. They must be good with their hands and possess the strength to move heavy objects. On top of those things, building maintenance worker should be a strong communicator, taking in and relaying info about repairs and cleaning. Overall, a hardworking trustworthy individual who possesses the ability to make repairs and takes pride in their work. KEY DUTIES 1. Responds to emergency requests for facility and equipment repairs. 2. Clearing of snow and ice from parking lots, entrances and sidewalks. 3. Lawn care as needed. 4. Maintains and repairs snow removal and lawn care equipment. 5. Maintains boilers, furnaces, AC units and related equipment. Performs required preventative maintenance. 6. Makes sure tools, equipment and maintenance work areas are properly organized and stored. 7. Tracks facility work projects both unfinished and completed. 8. Maintains, orders and picks up the appropriate supplies needed for repairs and renovations and janitorial work. 9. Inspects and repairs apartments as work orders are submitted. 10. Develops and implements computerized preventive maintenance schedules. 11. Performs equipment and facility repairs as needed. 12. Maintains and repairs company vehicles i.e. preventative maintenance. 13. Oversees and participates in painting, remodeling, and building repairs. 14. Maintains a property list of tools and equipment. 15. Basic plumbing and electric skills required Hours are based on need of company and should range around 25 - 40 hours a week depending on the needs of the company and employees abilities.
