The Senior Project Manager works alongside Project Operations and Field Management to foster great client relationships, work effectively alongside our employees, and oversee the construction of safe, high quality, profitable, and on schedule renewable projects. Essential Duties and Responsibilities Enforces all Environmental Health & Safety policies and leads by example and drives a culture of Safety & Quality as a core value across project teams. Ability to manage large portfolios and multiple project teams Monitor and ensure portfolio level cash flow, risk assessment and mitigation Subject matter expert to provide necessary guidance to the project team as needed. Create and/or update policies in conjunction with the management team Manage to achieve positive outcomes with clients on project disputes Comfortable with presenting portfolio level updates to management. Works to hire, train and instill company culture into all team members in their project portfolio Actively plans and participates in team building events in their project portfolio Work with the Business Development to carry project through pipeline process, FMEA process, contract signing and project start-up. Responsible for ensuring all risks are identified and planned for. Seeks to resolve client issues to avoid legal actions. When needed work with legal teams on dispute resolutions and claims. Assist Teams with training and development activities. Hire and Train project managers in job function. Provide additional support for development and training of Team members. Portfolio level schedule and P&L responsibility Practices cross functional management between all project entities (internal and external) Foster a motivating Team environment across all project teams within a portfolio Work with cross functional departments to ensure all processes and documents are accessible to all departments and all processes are followed. This position can sit out of either office locations: Sacramento, CA Pleasanton, CA Success in the position is achieved through the following duties & responsibilities: Build and maintain relationship with General Contractors and/or Project Owners, Subcontractors and vendors that promote project success. Be the point person from the preconstruction phase to the project closeout phase. Properly delegate tasks and responsibilities to appropriate team members and ensure entire project team thoroughly understands project. Facilitate coordination between Field Operations and Preconstruction (preplanning, prefabrication) and actively engage in implementation of project plan. Review construction documents for inconsistencies and develop RFIs. Perform detailed estimates of revised construction documents and provide clarifications with clear and concise inclusions/exclusions. Review and interpret specifications to understand project requirements, coordinate discrepancies with contract documents, redline and/or provide cost for items outside of basis of design-on-design build/design assist projects. Create subcontracts while working towards buyout from estimate; include subcontract terms and conditions that limit company risk and clearly identify project scope inclusions and exclusions to set project expectations. Partner with Contracts to review and interpret contract language, confirm contract scope inclusions and exclusions are conducive to proposal letter, determine timelines for required notices/rights/remedies, and ensure milestones in base bid schedule are achievable as depicted. Early identification of long lead items; ensure all project procurement is properly tracked and released conducive to schedule milestones. Setup project budget with assistance from Estimating to work towards buyouts and early recognition of actual realized costs in labor, material, subcontractor, equipment, and overhead cost. Understand the difference between lump sum contracts and unit price contracts. Verify budget after upload confirming contract, budget, and billing are accurate in Spectrum. Determine project labor tracking strategy and setup labor codes congruent with required labor tracking. Gather hours from Superintendent and Foreman and verify with project team. Monitor and own the overall procurement and construction schedule and escalate any possible impacts by coordinating with the customer, giving notice as required and maintain documentation for such impacts. Collect feedback from field team to present accurate information for CTCs. Create projection for CTCs and provide to Project Executive for review. Prepare accurate cost projections for each project monthly. Stay actively engaged with labor tracking and weekly look ahead schedules to mitigate any potential impacts to the project schedule or financial status. Oversee timely project requirements and documentation including but not limited to submittals, RFI’s, delay notices, potential claims, and extended overheads. Maximize cash flow by balancing project cost with timing of project income, facilitating buy outs according to the schedule and project plan with estimating and project teams, understanding labor and material trends, creating balanced and accurate budget and Schedule of Values, submitting billings, and negotiating change orders.
