TITLE: General Manager WORK LOCATION: Maui (Kihei), HI (256-unit Condominium Complex) Exciting opportunity for an experienced property manager who enjoys being part of an active vibrant community. The General Manager is responsible for maintaining the buildings and grounds, supervising personnel, and overseeing expenses. DUTIES INCLUDE: Maintenance - general supervision of the maintenance of all common areas, ensure preventive activities, keep records of maintenance, prompt compliance with any and all orders or requirements of all federal, state, county or municipal authorities or agencies having jurisdiction with respect to the Property. Assist owners with questions and approvals for individual unit maintenance. Meetings - attend all business meetings of the Board and present General Manager’s reports. Budget and Finance - oversee expenditures, budget management, reserve studies. Work with the Board and property management to prepare annual budget. Vendor Management - coordinates bidding process, presents the Board with the results and comparisons, conducts contract negotiations, oversee all vendor activities and enforce vendor contracts. Personnel Supervision – Oversee and manage an onsite staff of 14 which includes maintenance, housekeeping, engineer maintenance, residential specialist, security, and administrative personnel. Coordinate daily routines, perform evaluations, conduct staff meetings, etc. Prepare or oversee preparation of written reports of any incidents that occur on the property Enforce the approved House Rules of the property. Maintain an up-to-date emergency preparation plan. Miscellaneous - perform other duties and exercise other powers as may be delegated from time to time by the Board of Directors Excellent compensation package for well-qualified candidate QUALIFICATIONS: Minimum 5-years property management experience, preferably with HOA or AOAO involvement. ARM, CMCA or AMS designation desirable. Good knowledge of Hawaii Revised Statues 514B. Must be a self-motivated and action-oriented leader who has broad knowledge of building components and a keen ability to analyze, prioritize and delegate.
