SCOPE: The Maintenance Technician is responsible for performing repairs and general maintenance work of facilities, buildings, grounds, and equipment including electrical, carpentry, plumbing, masonry, glazier, and painting tasks. RESPONSIBILITIES: - Physically examine the property on a regular basis. - Managing repairs and maintenance with vendors and ensuring the proper care of the property. - Maintain pools, landscaping, utilities, roads, signage, clubhouse and other community infrastructure elements. - Generally maintaining and improve the quality of the community and maintain public areas in a clean and safe fashion. - Supervise outside contractors working on the property. - Adhere to all maintenance and purchasing directives including but not limited to (a) property inspections (b) maintenance assignments (c) utility system readings and controls (d) landscaping and grounds (e) safety (f) special maintenance items. - Prepare inventory homes for sale or rent. - Troubleshooting any needs for the property. QUALIFICATIONS: - High school diploma or equivalency. - Requires a minimum of two (2) years general experience in building trades, plumbing (interior and exterior required), repair and replacement maintenance or handy work. - Strong customer service, communication and interpersonal skills required. - Bilingual Spanish/English preferred. - Ability to use to email. - Must have a valid driver's license with 3 years of good driving history. The full understanding on how to use hand routers safely and accurately how to go about applying contact adhesive, laminate followed by the routing and filing is a must. This is a full time job, Monday-Friday and you must be capable of making it to work daily and on time. Any other experience in a cabinet shop setting would be desired however not a deal breaker. Empties trash containers and removes trash from sites or other locations assigned, landscaped areas and other Tru-Serve properties; and performs custodial work as assigned. Maintains logs and records of work performed and materials and equipment used. Maintains and owns a variety of hand and power tools ensuing they are in safe and efficient working order. Inventories and requests equipment and supplies. Responds to call-outs and emergencies assigned with On-Call and Daily emergencies, work orders or any other job duties assigned. MT2 may instruct and guide temporary, work alternative and seasonal employees and MTI's in basic work procedures and safe working practices.
