Guardian has an immediate need for a Maintenance Technician to join our experienced and committed team at Royal Hills! Royal Hills is an affordable apartment community in Renton, WA with 284 units. The Maintenance Technician's primary role will be to support the Community Managers by ensuring site safety and completion of required property maintenance necessary to maintain excellent curb appeal and the overall appearance and quality of the properties on a scheduled basis. This will include prioritizing and processing work orders which may include both urgent and routine maintenance of property and apartment units. This position is responsible for ensuring that all maintenance work is done in compliance with OSHA regulations, and Guardian policies and procedures. A Maintenance Technician is also responsible for coordinating with other property staff and vendors to provide outstanding customer service to the residents, provide well-timed and proactive property maintenance, safeguard the good financial health and stability of the properties, and complete all required paperwork and reports on time. For this position, we are seeking a dynamic self-starter who enjoys working with others and excels in a fast-paced, flexible, and hands-on environment. The ideal candidate will be highly organized, professional and communicative. A minimum of one year of experience in property maintenance, building engineering or a related field preferred. Must own or have access to a properly insured vehicle for use in business transportation needs, as well as maintain valid driver's license and insurance. Must have experience installing underground wet utilities including water, sewer, and storm systems. Equipment experience should include excavators, front end loaders, dozers, compactors, skid steers, etc. Bison Ridge Construction has been delivering full-service general contracting and construction management services for residential and commercial land development projects since 2010. Duties and Responsibilities • Drive, operate and maneuver heavy equipment • Read and understand plans and specifications • Read and properly interpret survey grade stakes • Always operate equipment safely including operating equipment in the vicinity of underground and overhead utilities (communication, power, natural gas, etc.) to avoid damage and injury • Properly maintain equipment including daily pre and post inspections and daily greasing • Safely operate power tools (demo saws, compaction equipment, generators, air compressors, etc.) • Work safely at all times, observing all company policies, OSHA Regulations, and site-specific requirements and policies • Must have a collaborative attitude and willingness to perform any work that is required including general labor tasks which may include shoveling, lifting, etc. • Must be able to work overtime including Saturdays • Competent Person Training in excavation preferred, not required • Other duties as assigned Physical Requirements Must be physically fit and able to perform construction labor activities including: frequent use of hands, arms, legs and whole body; long periods of balance, standing or sitting; frequent walking, climbing, bending and/or lifting; constant handling of material used during the pipe installation process; heavy lifting, moving, dragging, or connecting objects weighing in excess of 50 pounds. Must be able to work in all weather conditions including very hot, cold and wet conditions.
