Summary The Compact Equipment Sales Manager is responsible for the selling, renting and leasing of all new and used compact equipment and attachments, meeting customer’s needs, growing the market share, maintaining acceptable levels of gross profit, attaining sales unit targets and other general sales department duties as directed by the Branch Manager. Compact Equipment Includes: Skid Steer Loaders, Compact 4WD Loaders, Trailers, Compact Track Loaders, Landscape Loaders, Attachments, Mini Excavators, and Compaction Equipment. Essential Functions Sales Establish and maintain relationships with potential and existing customers to enhance the potential to sell, rent, and lease new and used equipment, parts and services. Increase customer loyalty, market awareness and market share. Participate in trade expos and farm shows to increase customer contact. Work with potential and existing customers to understand their needs, wants, concerns, satisfactions and expectations. Document customer problems and dissatisfactions, offer solutions, keep customers informed and provide feedback of actions taken. Formulate value-selling based professional proposals based on customer needs. Quote and negotiate prices and credit terms. Prepare contracts. Record and close orders. Provide trade information as requested. Manage and maximize rental conversions. Provide on-site expertise for demonstrations, machine inspections and technical support. Perform demos for customers in designated territory with company supplied truck and trailer. Stay current on specific job safety specifications for customer job sites. Management Plan and organize sales strategies that include individual account plans meet or exceed company targets for units, dollars and gross profits. Provide goals and objectives status reports to sales manager. Maintain up-to-date call logs, prospects lists and mileage information in a contact management database for designated territory. Manage and control sales related expenses to assure proper margins and expense control. Submit reports detailing lost sales activities and evaluate the results. Other Functions Attend training and sales meetings as required to stay current with new equipment and sales promotions. Maintain DOT inspections on company truck and trailer. Assist with other duties assigned and directed by corporate management within the frame work of Murphy Tractor and Equipment Company, Inc.’s objectives. Knowledge/Skills/Abilities Able to communicate effectively and professionally as appropriate for the needs of customers or coworkers. Strong focus on customer service. Strong knowledge of compact equipment sales. Good skills in operating vehicles and equipment used for demonstration purposes. Strong ability to manage sales. Able to obtain and maintain Commercial Driver’s License (CDL). Strong knowledge of Microsoft Office and Internet. Basic knowledge of office machines, including copier, fax and printer. Physical Requirements and Work Schedule Able to frequently load, unload and secure equipment and attachments by lifting 50 lbs., cranking chains with heavy resistance of up to 100 lbs., reaching above head, squatting and twisting back. Able to work flexible schedule, including some evenings and weekends. Able to travel out of office 70% of the work day including occasional overnight stays. Education/Work Experience High school diploma or GED required. College degree preferred, with undergraduate coursework in business, marketing, finance or related field and/or at least three years of equivalent experience as a compact equipment sales manager. Maintenance Technician II Schedule: M-F 7:00am-4:30pm Payrate: $23/hr. Job Description: Performs a wide variety of maintenance duties related to the company’s properties. Assists and works under the direct supervision of the Resident Manager or Maintenance Supervisor performing necessary repairs and preventive maintenance on rental units, maintaining an adequate supply of rental units ready for occupancy and sales presentations. This position is expected to be able to repair and maintain most items on a property without assistance from outside vendors. May assist as required and assigned in painting of interior units, office, laundry rooms, common areas and occupied units. Provides support to the Maintenance Supervisor and may be required to handle on-call duty, as necessary. Has ongoing contact with on-site management and office personnel, other maintenance technicians and residents of the property. Understands and supports EAH’s mission and core values. RESPONSIBILITIES Replace locks and keys, re-key if necessary; checks weather stripping, replacing/repairing if necessary; ensures key policy is being adhered to; ensures security and functioning of doors and windows by testing and repairing as needed. Checks condition of/clean carpet, floor tile, repair and/or replace any necessary. Checks walls and patches; performs all repairs related to interior walls and doors (i.e., patch sheet rock, tape and float, shoot acoustics, apply texture, sand re-varnish doors). Checks electrical fixtures, replaces bad lights, plugs, switches, etc. Checks plumbing, hot water heater, drain lines, supply lines, faucets, commode, tub, shower, repairs when necessary. Tests smoke alarms and replaces if defective. Checks operation of appliances reports defective appliances to Resident Manager when unable to repair. Change the A/C filter, check the coils, clean when necessary. Check the condition of wallpaper and repairs, and/or replaces when necessary. Caulks counter tops, sinks, bathtubs, etc. as needed. Maintain a written status and make ready check list. Performs written resident work orders assigned by supervisor within 24 hours. Does not complete any work in a resident unit without a work order. Performs annual unit inspections. Ensures the turnover of units (make-ready) within 5 days. Paints and touches up common areas as needed or scheduled by supervisor. Paints all previously painted surfaces in rental unit as scheduled by Resident Manager during make ready procedure, using drop cloths to protect company and personal property. Maintains adequate stock of materials, notifying supervisors when to reorder in a timely manner. In absence of a maintenance supervisor, maintains accurate inventory of all tools and parts; ordering parts and supplies as needed. May travel to suppliers weekly to pick up parts and supplies as directed, unless an emergency or unusual circumstance requires additional trips. Maintains tools and equipment in good safe working order. Incorporates both safety and customer service in the performance of all job duties. Attend mandatory training and meetings. Actively participates in company's Injury and Illness Prevention Plan, including following correct procedures for lifting and moving heavy equipment and materials, and wearing Personal Protective Equipment, as necessary. Regular and predictable attendance. Performs other duties as assigned, including assisting at other properties as requested.
