What You’ll Do Your Day-to-Day Responsibilities Will Include: 🛠 General & Grounds Perform painting projects and light drywall repairs Contribute to overall curb appeal and property upkeep 🚰 Plumbing Replace toilets, wax rings, surrounds, and shower trim/cartridges Diagnose and report water heater issues 💡 Electrical Replace outlets, switches, light fixtures, and ballasts 🌡 HVAC Check and monitor common area boilers Diagnose furnace and air handler issues within a non-licensed scope 📲 Tech Tools & Vendor Collaboration Use digital platforms to manage work orders and communicate with vendors Participate in on-call rotations and assist with third-party contractor coordination Team & Training Culture 👥 Office & Company Contribution Attend quarterly company-wide meetings Actively participate in weekly Maintenance meetings 📚 Ongoing Training Continue developing your maintenance skills Manage work orders and prioritize tasks independently Requirements ✅ 1+ years of experience in maintenance or a related field ✅ Strong communication and problem-solving abilities ✅ Ability to work independently while contributing to team success ✅ A mindset that views challenges as opportunities to improve Benefits At Inland Family of Companies, we’ve been building strong, connected communities since 1971. This is a technical leadership role within our Powertrain Group, where you’ll lead end-to-end gearbox design and integration while mentoring junior engineers and collaborating across disciplines. You will: Own the end-to-end design, integration, and continuous development of gearbox assemblies and related transmission systems Act as the primary technical liaison between design, analysis, manufacturing, and trackside operations Lead complex mechanical design projects from concept through on-track validation Provide technical leadership and mentorship to junior engineers, supporting their growth and development Collaborate with cross-functional partners to ensure designs meet performance, safety, and FIA regulatory requirements Requirements Driven by high performance What do you need to bring to the team? DESCRIPTION: 1. Provide cost estimates for NASA RFPs for fixed price TOs for various contract Methods of Implementation (MOIs) including Indefinite-Delivery, Indefinite-Quantity (IDIQ), NASA direct, Simplified Acquisition of Base Engineer Requirements (SABER) contract, Small Task Order Construction Contract (STOCC), Blanket Purchase Agreement (BPA), and other Government managed institutional contracts. 2. Prepare cost estimates in accordance with KSC-SPEC-G-0002, Specification for Compiling Construction Cost Estimates. 3. Provide Fact Sheets initiating Change Orders that document the description, reason for change, and cost and schedule impact to the project as necessary. For changes whose value exceed $150K, use the Technical Evaluation Report Template and the guidance in the Technical Evaluation of Sole Source Contractor Proposals Guide. 4. Use the most current R.S. Means database for line items of each individual construction task in preparation of cost estimates. Select line items that most accurately and completely represent the work being accomplished in a fixed price TO scope. If an item is not included in R.S. Means CostWorks, the item shall be considered a Non-Price Item (NPI). Separately identify and price all NPIs using appropriate wage rates. 5. Maintain proficiency in the most current Unit Price Book (UPB) by RSMeans CostWorks including the following list of cost data publications: Assemblies and Cost Data, Building Construction Cost Data, Concrete and Masonry Cost Data, Electrical Cost Data, Heavy Construction Cost Data, Interior Cost Data, Mechanical Cost Data, Plumbing Cost Data, Site Work & Landscape Cost Data, Square Foot Costs, Commercial Renovation Cost Data, Facilities Construction Cost Data, and Facilities Maintenance & Repair Cost Data. 6. Base estimates on quantities of individual work elements; knowledge of associated non priced tasks and items; performance times; and design sketches and submittals. 7. Review and prepare detailed cost estimates for budgeting and all phases of project execution (e.g. pre-design, design, procurement, construction, and closeout). 8. Assist the Government in preparing for negotiations of approved changes, new work modifications, claims, dispute resolution and final decision making by the CO. 9. Provide analyses to determine why individual project bids may have varied from the estimated cost. Budget estimates shall be developed using all relevant standards, policies, and site conditions. 10. Perform cost estimating data collection, processing, visualization, and presentation tasks. Requirements Bachelor’s Degree and 4 years of Cost or Schedule Analyst experience from which at least 3 years were supporting construction activities; OR Vocational/technical or military certification and 9 years' cost and schedule experience from which at least 6 years were supporting construction activities; OR High School Diploma and 14 years' cost and scheduling experience from which 10 years were supporting construction activities.
