The Position: Our Multi-Site Property Managers are responsible for full-service property management for a portfolio of buildings ranging from 2-70 units. Your portfolio will consist of 200-250 units over 20-25 buildings. Walls Property Management offers full service third party management including maintenance, leasing, resident relations, and asset management. This is a wonderful opportunity for an experienced property management professional to step into a dynamic role with a growing company to learn a number of real estate and management skills. What you’ll be doing: Manage the daily activities for a portfolio of 200-250 units in Seattle (all within a 20 minute drive from Ballard). Leverage AI tools to make your job easier. Clear, concise, and informative reporting to ownership and management on building financials, market comparables, leasing efforts, and building needs. Overseeing full cycle leasing within the assigned portfolio. Resident Relations, excellent customer service skills, communicating and implementing policies and procedures, solution-focused problem solving, and de-escalation of complaints or concerns. Keep accurate, organized, and compliant records in alignment with Federal, State, and local Tenant/Landlord Laws. Coordinate move-ins and move-outs including unit inspections, resident relations, deposit accounting, and collections. Routine building inspections to ensure property condition. Excellent communication skills managing multiple types of communication such as email, text, and phone calls. Working with ownership and management to establish property goals, strategies, and an overall plan for success of all buildings. What you need to be successful: 2 years Multi-Family Property Management Experience or equivalent Strong Understanding of Seattle & WA Rental Laws & Ordinances Skills in leading and being a part of a cohesive team including leasing and maintenance. Reliable Transportation & Clean Driving Record Exceptional Customer Service & Communication Skills Ability to Problem Solve Organized, Efficient, and Adaptable Competent in Real Estate Finance (operating budgets, capital expenditures, P & L, and financial reporting) Proficient in Property Management Software (Appfolio or Comparable) Strong Marketing & Sales Skills Clear Background Check Must Live Within Seattle Area as this is an in-office position Specialties and Focus: WA State Real Estate Broker License is a plus Property Management Specific Designation or Professional Development (ARM, CPM) Experience/expertise in these areas: Lease Ups, Commercial Property Management, Multifamily Tax Exemption Program (MFTE) and Incentive Zoning a plus.
