Apply Now Residential & Commercial Construction EstimatorReports To: COO (Pattie Lewis) Department: Estimating Location: Tallahassee Employment Type: Full-TimePosition Overview The Estimator plays a critical role in bridging sales, design, and production by producing accurate, timely, and competitive estimates for both residential and commercial projects. This position requires at least five (5) years of proven experience in residential and commercial estimating. The Estimator is responsible for detailed quantity takeoffs, subcontractor/vendor bid management, proposal preparation, and maintaining estimating systems to ensure consistency, accuracy, and profitability across all projects.Key ResponsibilitiesProject Bidding & Estimating - Solicit and manage bids from subcontractors and vendors for residential and commercial projects. - Perform detailed material takeoffs and scope reviews for accurate pricing. - Deliver written proposals and pricing breakdowns to the sales team for client presentations. - Revise and update estimates during the pre-sale and design phases as needed. - Maintain a historical cost database for labor, materials, and subcontractors. - Track estimate accuracy by comparing projected costs to actual project results. - Use Builder Trend to input and manage all estimate-related documentation.Sales Support - Write clear, legally compliant contracts for all approved estimates. - Ensure the sales team has correct pricing and documentation to close projects effectively. - Provide ongoing support for estimating-related sales questions or client clarifications.Design Coordination - Supply pricing guidance and budget updates to the design team during development. - Confirm that approved designs align with the estimate and scope.Permitting & Compliance - Coordinate with permitting agencies to track required permits for residential and commercial construction. - Ensure all estimates account for code compliance and permitting requirements.Subcontractor Coordination - Schedule and lead job walks with subcontractors to confirm scope and site conditions. - Validate that bids and contracts align with project specifications.Risk & Reporting - Identify high-risk scopes and recommend contingencies in estimates. - Track lead times and material availability for accurate scheduling input. - Recommend improvements to estimating systems and workflows. - Report monthly on pre-construction estimating KPIs (accuracy, budget variance, change orders) to the COO. Requirements Qualifications - Minimum 5 years of combined residential and commercial construction estimating experience (required). - Proficiency with estimating/project management software. - Strong knowledge of construction methods, materials, building codes, and cost factors. - Proven track record of producing accurate, competitive estimates that support profitable projects. - Strong communication and collaboration skills with sales, design, and subcontractors. JOB SUMMARY: This position will handle procurement, bidding proposals and submissions, and having constant contract with project owners and prospective subcontractors. Construction estimator is the liaison to the project owner and the primary point of contact for the owner’s consultants during the early phases of the project. Estimators needs are organized, technically proficient in quantity takeoffs, able to think creatively, and love to communicate. A day’s work passes by very quickly as they establish the critical path and scrutinize the small details of a planned project. ESSENTIAL DUTIES AND RESPONSIBILITIES: • Responsible for the management of all plan and specifications, estimating activities in a way that maximizes the total profitability of the entire company. • Manage the pricing validation process for negotiated work and pricing of change proposals. • Attend buyout meetings, provide status on negotiations with potential subcontractors and updates on subcontracts. • Develop methods to supply data and information to other departments to maximize effectiveness. • Effective bid leveling by reviewing subcontractor/vendor selection as well as scopes with Area Managers and others, as needed to ensure scope coverage for estimates. • Assist in the negotiation of contracts and change proposals. • Consulting with Business Development and Estimating on selection of jobs to bid. • Review specifications, scopes, and vendor/subcontractor proposals to ensure accurate scope coverage and bid leveling. • Regularly consult with the estimating team and manager during beginning stage of individual assignments to ensure strategy is being followed. • Provide estimates for projects in the conceptual stage of others. • Update changes to material and labor factors used for bidding in estimating software. • Responsible for reviewing estimates for potential jobs, and preparing change orders and cost estimates. • Reviews construction documents and understands scope of work to bid. • Execute take-offs of construction documents. • Obtains pricing for materials and bids from subcontractors. • Maintain up to date knowledge of material costs, customer trends, and latest product information. • Must manage the proposal process and ensure all requirements are met for a successful proposal submissions to the client. • Providing conceptual estimates without much information provided. • Provide hard bid lump sum competitive estimates. • Attend pre-bid conferences. • Meeting or beating deliverable deadlines. KNOWLEDGE, SKILLS AND ABILITIES: • Bachelor’s degree in construction management, Engineering, Architecture, or related field (preferred, not required) • 3-5 years’ experience in construction management • Basic knowledge of construction of all aspects of construction. • Ability to work rapidly and accurately with plans and computers. • Excellent communication, organizational, and supervisory skills. • Experience with Bluebeam, Microsoft 365. • Ability to bid, negotiate, and manage multifamily construction projects.
