Guardian has an immediate need for a Community Manager to join our experienced and committed team at Alder House! Alder House is an affordable apartment community located in Portland, OR with 131 units. The Community Manager will work to ensure that the property meets all ownership goals and objectives, enforce Guardian Management policies and procedures, and to adhere to Fair Housing and Landlord Tenant Laws at all times. A Community Manager is responsible for supervision of other property staff and vendors to provide outstanding customer service to the residents, maintain excellent curb appeal, provide well-timed and proactive property maintenance, safeguard the good financial health and stability of the property, confirm timely compliance with all government and property program requirements, and complete all required paperwork and reports on time. For this position, we are seeking a dynamic self-starter who enjoys working with others and excels in a fast-paced office environment. The ideal candidate will be highly organized, professional and communicative. Schedule: 40 hours / week; Monday - Friday, 8AM-5PM or 9AM-6PM. Compensation: $55,000- $65,000 / annually DOE + Benefits! Qualification Requirements: The requirements listed below are representative, but not exclusive of the knowledge, skill and/or ability required. High school diploma or GED. At least three (3) years of experience managing a multi-family community. At least three (3) years of experience working with the specific property program(s) in place at the property (such as HUD, RD, or Tax Credit) or a combination thereof. At least one (1) year of experience managing a team of two (2) or more employees. At least one year of experience developing, maintaining and adhering to an annual budget. Experience with Yardi. Excellent attention to detail and organizational skills. Strong mathematical skills and basic understanding of property budgets and financial accounting. Ability to speak, read and write in English. Ability to communicate effectively and in a timely manner; both verbally and in writing. Able to complete company training requirements for this position within pre-determined deadlines and attend other training sessions as required. This position requires strong communication skills, a proactive approach, and the ability to manage multiple tasks effectively. Work Remote Responsibilities: Cold Calling and Lead Generation: • Make 300 outbound cold calls daily to potential property sellers. • Qualify leads based on specific criteria and ensure they meet the requirements for further engagement. • Maintain a high volume of calls daily to generate a consistent pipeline of warm leads. • Respond to incoming inquiries within 2 hours and follow up with qualified leads within 10 minutes. • Implement a systematic follow-up process to nurture leads and convert them into qualified prospects. Lead Qualification and Handoff: • Identify and qualify 12-15 potential leads each day based on specified criteria (motivation, property condition, urgency). • Schedule 5 appointments daily for the Acquisition Closer, aiming for 125 appointments per month. • Finish all follow-up calls by the end of the day (part of 300 dials). • Presenting initial offers to potential real estate leads and escalating warm leads to the appropriate team members.
