Duties may include, but are not limited to: • Completion of all types of work orders from residents. • Completion of all resident apartment turn over tasks. • Must be able available to complete “On-call” duties. • Some administrative duties may be included such as opening, tracking and closing work orders. • Conducting property inspections and/or participating on an inspection team. • Attending monthly safety meetings. • Complete preventative maintenance activities. • Full knowledge of property’s emergency procedures. • Maintain all records required by company policies and procedures, OSHA and EPA. • Perform all required duties in a professional and confidential manner. Maintenance technician positions require that an individual be able to lift moderate weights of between 30-60 lbs. on a regular basis and the ability to stand and/or walk all day. In addition, occasional heavy lifting may be required. Duties of this position may require strength and endurance in performing heavy manual labor. Alternating on-call shifts required. Must live within 30mins of Newport, RI for on-call. Valid driver’s license and own transportation required. $150 premium paid for all week’s that you are on-call, additionally you are paid a time and a half rate for any emergency calls plus travel time. Position Summary: Foxx Construction is seeking an experienced Commercial Door Installation Carpenter to join our team. This position is responsible for installing, adjusting, and repairing commercial doors, frames, and hardware across various project sites. The ideal candidate will have hands-on experience in commercial carpentry, excellent attention to detail, and the ability to work efficiently both independently and as part of a team. Key Responsibilities: - Install commercial metal and wood doors, frames, and related hardware according to plans and specifications. - Measure, cut, fit, and align doors and frames for proper installation and operation. - Install and adjust hardware including hinges, locks, closers, panic bars, and electronic access devices. - Read and interpret construction drawings, blueprints, and hardware schedules. Inspect completed installations to ensure compliance with quality standards and building codes. - Maintain a clean and safe work environment, following all Foxx Construction safety procedures and OSHA regulations. - Communicate effectively with superintendents, project managers, and other trades on-site. Qualifications: - Minimum of 3 years of experience in commercial door installation or commercial carpentry. - Proficient in the use of hand and power tools. - Strong understanding of commercial door and frame systems (hollow metal, wood, aluminum, etc.). - Ability to lift up to 75 lbs and perform physical tasks as required. - Reliable transportation and basic carpentry tools. - Excellent attention to detail, time management, and communication skills. Preferred Qualifications: - Experience with Division 8 (Doors and Hardware) installations. - Familiarity with access control systems or specialty hardware. - OSHA 10 or 30 certification.
