We're looking for a responsible, organized Assistant Property Manager to help manage a few residential properties. This is a part-time (contract) role with flexible hours, mostly remote, but requires occasional on-site visits Key Responsibilities: Tenant Communication: -Promptly respond to tenant inquiries via phone, text, or email. -Enforce lease terms and community rules. -Notify tenants of late payments or lease violations. Maintenance: -Schedule and coordinate maintenance or repair work. -Source and negotiate with vendors - call new vendors and obtain multiple quotes for repairs -Visit properties as needed to meet vendors or assess repair work. -Ensure properties are well-maintained and presentable. On-Site Presence (As Needed): -Attend move-ins/move-outs. -Respond to urgent or emergency repair needs. -Post legal notices when necessary (e.g., 3-day pay or quit). Miscellaneous Support: -Handle general property management tasks as they arise. Requirements: -Clean credit history (no prior evictions or bankruptcies). -Clean background (background check required). -Must be local to the Los Angeles area and available to travel to Echo Park, Frogtown, Boyle Heights, and Koreatown as needed. -Highly responsive, organized, and detail-oriented. -Prior property management experience is a plus, but not required.
