Small Family Real Estate Firm looking for a Full Time or Part Time Assistant Property Manager proficient in Appfolio. Help oversee a small portfolio of 70 units (mostly single family homes) located along the I-80 and Hwy 4 Corridors from San Pablo to Vallejo and Hercules to Antioch. Flexible hours, work from home. This is a rare opportunity to work closely with the CEO and owner, who is a Real Estate Investor, Real Estate Broker and Developer. We are seeking a detail-oriented and proactive Full Time or Part Time Assistant Property Manager to support the daily operations of our residential properties. The ideal candidate will be proficient in Appfolio and have a strong background in accounting and property management, with responsibilities encompassing accounts payable and receivable, leasing, work order coordination, and ledger maintenance. Key Responsibilities: - Financial Management - Process accounts payable and receivable, ensuring timely payments and collections - Maintain accurate financial records, including general ledger entries and reconciliations. - Assist in preparing monthly financial reports and budgets. - Monitor rent collections and follow up on delinquencies. Leasing and Tenant Relations - Assist with marketing available units and conducting property showings. - Process rental applications, including background and credit checks. - Prepare lease agreements and renewal documents. - Respond to tenant inquiries and resolve issues promptly. Maintenance Coordination - Log and track maintenance requests, ensuring timely completion. - Coordinate with vendors and contractors for repairs and maintenance services. -Conduct property inspections and ensure compliance with safety standards. Administrative Duties - Maintain organized tenant and property files. - Prepare and distribute notices, correspondence, and reports. - Assist in ensuring compliance with local, state, and federal regulations. Qualifications: - Must be proficient in Appfolio. - Must have own car, insurance and valid CA DL - High school diploma or equivalent; associate or bachelor’s degree in business, accounting, or related field preferred. - Minimum of 2 years of experience in property management or accounting. - Proficiency in property management software (e.g., Yardi, AppFolio) and Microsoft Office Suite. - Strong organizational and multitasking skills. - Excellent communication and interpersonal abilities. - Knowledge of fair housing laws and property management regulations.
