We are seeking a reliable and experienced Superintendent to manage one mid‑sized residential buildings located in  the Upper East Side. This is a hands‑on, full‑time role requiring strong maintenance skills, excellent communication, and  the ability to handle emergency situations with professionalism. The ideal candidate will take pride in maintaining a  safe, clean, and pleasant living environment for all residents. Must be able to manage daily tasks independently,  coordinate with contractors, and respond to after‑hours issues when necessary. We are looking to fill this position  promptly. Key Responsibilities: Daily cleaning and upkeep of common areas (lobby, hallways, stairwells, etc.) Perform basic repairs (plumbing, electrical, carpentry, painting) Conduct routine inspections and preventative maintenance on building systems  Respond promptly to resident maintenance requests and emergency situations  Coordinate and oversee outside contractors for larger repair projects  Maintain accurate logs of maintenance activities and supply inventory Enforce building rules and policies to ensure resident safety and satisfaction Qualifications: Previous superintendent or building maintenance experience required  Working knowledge of plumbing, electrical, HVAC, and general repair  Familiarity with AppFolio or similar property management platforms is required Strong  communication and interpersonal skills; ability to work with tenants and vendors  Ability to respond to building emergencies as needed; 24/7 availability preferred  Valid driver’s license required  Certifications in plumbing or HVAC are a plus Location: Upper East Side, New York, NY

Atelier Chroma is in search of a restoration craftsperson. **Please reply with a few photos of previous work and a description of your experience or a resume** Successful candidates will have a minimum 3 years of full time experience working as a professional carpenter or painter in residential or commercial sectors. Experience in restoring wood and metal surfaces, epoxy repairs and extensive knowledge of paint products is required. Experience with carpentry and woodworking also required. Workers must be able to work under pressure, work independently, be punctual, clean, fast and efficient and deliver top quality results on every job. Responsibilities • Restore and repair historic wood windows, doors, entryways and trim • Perform light carpentry, including wood patching, sanding, and refinishing • Paint and finish surfaces using traditional techniques • Work on-site at historic properties, ensuring high-quality workmanship • Follow safety protocols and maintain a clean work environment Requirements • Carpentry and painting skills (experience with historic restoration is a plus) • Ability to work independently and manage tasks without direct supervision • Strong attention to detail and a careful, patient approach to restoration work • Reliable and punctual with a professional attitude • Comfortable working outdoors and on ladders when needed Must be able to communicate in english

Guardian has an immediate need for a Maintenance Technician to join our experienced and committed team at Royal Hills! Royal Hills is an affordable apartment community in Renton, WA with 284 units. The Maintenance Technician's primary role will be to support the Community Managers by ensuring site safety and completion of required property maintenance necessary to maintain excellent curb appeal and the overall appearance and quality of the properties on a scheduled basis. This will include prioritizing and processing work orders which may include both urgent and routine maintenance of property and apartment units. This position is responsible for ensuring that all maintenance work is done in compliance with OSHA regulations, and Guardian policies and procedures. A Maintenance Technician is also responsible for coordinating with other property staff and vendors to provide outstanding customer service to the residents, provide well-timed and proactive property maintenance, safeguard the good financial health and stability of the properties, and complete all required paperwork and reports on time. For this position, we are seeking a dynamic self-starter who enjoys working with others and excels in a fast-paced, flexible, and hands-on environment. The ideal candidate will be highly organized, professional and communicative. A minimum of one year of experience in property maintenance, building engineering or a related field preferred. Must own or have access to a properly insured vehicle for use in business transportation needs, as well as maintain valid driver's license and insurance.
