With several compelling new projects underway, we have an opportunity for candidates to further develop their skill sets and gain rich experience working with a small team through all stages of the design and delivery process. We are seeking candidates who are inspired by the legacy of modern architecture and have an affinity for composing interior finish palettes and technical knowledge to assist in the development of full construction document packages for residences. This is a full-time, on-site position for candidates with a minimum of 3 - 7 years of experience in an architectural firm, and ideally 2 years of compatible custom residential experience. General expectation is that this role maintains and preserves the life of all common area equipment, inclusive of both the interior and exterior of the building and complies with all City, County, State, OSHA, and all governmental agency mandates.  WHAT YOU'LL DO  Engineering management of a residential facility; including common areas, amenity space and parking garage. Provide quarterly cost analysis and cost projections for all utilities, chilled water, electrical, gas and on all maintenance items needed, filters, belts, valves, and maintenance equipment. Efficiency analysis and energy savings audits done on a quarterly basis. Create, execute, and maintain an automated preventative maintenance program to include all components of the building.  Implement and maintain all required maintenance SOPs as directed by GM and VP of Risk Management.  Maintain any “green energy” qualifications of the building.  Coordinate, maintain, and keep current all building component inspections.  Supervises full maintenance team and any other departments as assigned by the GM.  Develops training to ensure excellence in job performance.  Building and maintaining strong relationships with outside vendors. Coordinate contracted services and repairs, alongside the GM.  Keeps complete and accurate records of all maintenance requests submitted, commented on, and completed. Must be available for “on-call” after hours, weekends, and holidays and available for emergencies, as needed.  Ensures all safety precautions and procedures are followed while performing assigned duties.   Requirements EDUCATION/EXPERIENCE  High school diploma or equivalent WHAT YOU NEED TO SUCCEED  A minimum of 4 years of engineering experience, preferably in high-rise facilities. Proficiency with the Trimble and Carlson family of surveying equipment is a plus. Familiarity with AutoCAD Civil 3D, Trimble Business Center, Carlson and Inroads software is a plus. Ability to interpret design and construction plans. Self-motivated, self-starter with the ability to work in a team environment and independently. Maintain a current driver’s license in good standing and able to operate company owned vehicles. Willingness to work overtime as needed.
