We are a Building Code & Zoning Consulting firm in Manhattan and are currently seeking an experience full-time Project Director to join our team of Project Managers. The Project Director’s primary roles involve assisting clients in the development of applications, research and analysis of relevant code and zoning provisions, review of applications to ensure compliance with applicable code requirements, meetings with the Department of Buildings to answer objections and resolve discrepancies, and the coordination of efforts from all participants in the application to achieve approval. Project Director duties will include: - Analysis of filing drawings to ensure building code and city zoning compliance - Research and analysis of code provisions relevant to project - Meeting with Department of Buildings, LPC, and additional city agencies to resolve objections and discrepancies - Prepare AltCO, NB, Alt 2, PA, and DOBNOW applications for filing with various city agencies: DOB, LPC, DOT, etc. - Analyze a revised set of plans and coordinate all requirements to complete post approval amendments. - Consistent and immediate communication with clients regarding questions, status and resolution of issues. - Management of office systems and guidelines to maintain status of applications - In depth knowledge of construction means and methods, building codes and zoning - Maintain client relationships and coordinate proposal request - Develop, coordinate, and manage individual project specific filing strategies to manage projects independently Qualifications for a Project Director are: - Project Directors are expected to have either an Architecture, Engineering, or Professional degree related to the construction industry - A minimum of three to five (3-5) years of relevant experience filing applications with the department of buildings - Must have an understanding of the zoning resolution and building codes that are essential for providing guidance and assistance to the clients - Experience with AltCO, DOBNOW, & New Building Applications - A Project Director must have strong communication and client services skills. - The ability to communicate clearly and effectively by email, phone, and in person. - A minimum of three to five (3-5) years of daily customer/client service experience including problem solving and resolving issues in fast paced, stressful, and time sensitive situations. - Must be a self-starter with a dedicated work ethic and the ability to take control of a project ensuring its success without supervision. We’re seeking someone with the desire and drive to become an indispensable member of our team. Compensation is $60k-80k, based on education and experience. Must be able to start immediately.
