Project Manager – Entitlements & Permit Expediting We are seeking a proactive and organized Project Manager with expertise in entitlements and permit expediting. This role will lead projects through the entitlement and permitting lifecycle, ensuring compliance with land use regulations, managing client relationships, and securing timely approvals. Key Responsibilities Serve as primary contact for clients, consultants, and agencies. Manage entitlements (zoning, rezonings, subdivisions, variances, conditional use permits, site plan --- approvals, environmental reviews). Oversee preparation, submission, and tracking of permits (building, utility, demolition, occupancy, --etc.). Coordinate with multidisciplinary teams and regulatory agencies to ensure timely approvals. Develop project schedules and progress reports. Mentor junior staff and foster a collaborative work environment. Ensure compliance with local, state, and federal regulations while proactively managing risks. Requirements Qualifications Bachelor’s degree in Planning, Public Admin, Real Estate, Civil Engineering, or related (Master’s preferred). 5+ years in land use, zoning, entitlements, and permitting. Strong knowledge of municipal codes, permitting processes, and regulatory compliance. Proven ability to manage projects from application to approval. Excellent communication, organization, and problem-solving skills. Preferred Experience in a land use consulting or permit expediting firm. Established relationships with planning departments and permitting agencies. Familiarity with public hearings and environmental review processes. Seeking a person who enjoys cooking and baking whom we can welcome into our Goose Hollow kitchen. Primarily, we are hiring for a cook for Monday and Tuesday mornings. This is an ongoing, permanent job on those specific days. We also need subs for various other cooking roles and barista subs for our coffee house, so added time, talent, or interest in learning is a plus. This job requires someone who can move about, lift boxes and items that vary in weight and size; it requires an early riser; someone who can work independently and who is consistent in their routines; someone who can follow our recipes and may be interested in bringing a new one or two to the table... This job is for someone who enjoys and is talented in cooking and baking, someone who is skilled in kitchen utensil and appliance use; however, a degree or certificate from a cooking school is not required or preferred.
