Please read in full before scheduling a tour! All inclusive, everything $1500 or less. Summary: We are an INTENTIONAL COMMUNITY OF ARTISTS AND MAKERS seeking likeminded, located in the industrial area of West Oakland. Rent varies depending on privacy, amenities (open warehouse space, tinyhomes, etc). 3D printer studio, laser cutter, industrial sewing machine suite, forklift training, vinyl cutter, power tools and hand tools, free project materials, etc. We took over management of this space in Oct 2022 (community active ~10 years overall). Managing LLC engages in voluntary profit-sharing reinvested into the community. Membership does not involve becoming part of any legal structure, it is just paying to rent a workshop. Commercial and personal use both OK, no heavy traffic of clients in and out (ie no more than you can directly supervise and walk to and from the door) as we have strong opsec. 📜 Lease FAQ 📜 - 1month’s rent deposit to hold space (which will be converted to security deposit); additional 1 month's rent to move in - All-inclusive utilities and amenities price 240V power available in every unit (either existing or can be run) - 2 common shop sinks, 1 common restroom sink, most units are not suitable for sink addition (some are) due to drainage concerns - Initial 4 month fixed-term lease, to be extended to 12 month renewable lease if desired by renter and simple rubric fulfilled (e.g. no late payments during initial term); extension or termination determined at 3 month mark - Master tenants (authors) are on-site property management and pay rent and otherwise function as typical members in addition to administrative duties. All other leases are commercial subtenancies of us, and we are on a 3 year renewable commercial lease from a property management company guaranteed into 2029. - Financial documents / budget process accessible to community at large; feedback welcome - We have free rein to modify the building within reason (we don’t do anything against fire code or outside our structural engineering competencies). ⚙️ What We Do ⚙️ Members' fields / space use: robotics, fine arts, metal work / welding, home office (eg tech), performance arts, graphic arts, automotive restoration / electric vehicle conversion, woodworking, literally making a giant metal fire-breathing dragon, collage, food as a love language & meal prep club, construction, decorative and sustenance gardening, electronics, fiber arts, & more <3 - High value placed on skill sharing and creative materials reuse - Tool and materials access - Intracommunity paid labor sourcing / community reinvestment - Networked in performance, arts, and maker communities - DIY ethos: we take ownership of learning how to customize things to our tastes - High community, high autonomy; opt-in socialization / create your own experience - Responsive feedback / iterative improvement, e.g. policy proposal and voting system - We do the unheard-of, but we do it as safely as we can. Safety first, safety second, safety third. 🏰 Building FAQ 🏰 - Secure access warehouse w/ high ceilings - Open floor workspace, enclosed studio rooms, outdoor converted shipping container studios - Suitable for art studio use, light industrial production, etc. - Loading dock, roll-up doors on either end - Naturally lit multipurpose common area - Onsite laundry - Onsite shower & two bathrooms - Excellent parking availability on both sides of the building (parallel blocks) ♿️ We have a map of the building that is accurate to about 4” overall and appropriately fine-grained for bathrooms, doorways, etc. Shower is 2nd floor, common room is 2nd floor, there is a curb cut to enter on one side, but we are willing to pave over it. Open to reasonable and viable modifications, given the baseline state of the building. ⚠️Welders and other particulate and fume generating artists must facilitate own ventilation. Windows can often be found near the units zoned for this activity which we can together identify for modifications and ducting insertion. ⏳ Available Units ⌛️ [OPEN, bare work area you can build out]: U11: 16' x 9.5' partitioned w 8 ft walls and so far nothing else inside it. This is in a predominantly residential Zone and quiet hours should be observed (10pm cutoff).Would-be residential tenants: see disclaimer below. (♿️ first floor) $710, available with ~1wk notice [OPEN, workshop only] U04: Small/medium shop in fabrication / welding hallway, previously used for building burning man art cars. (♿️ first floor) $985, open now [OPEN, garage type area on an incline] M15: 230.00sqft exclusive +184sqft vehicle egress running through same space that must remain clear overnight and yield right of way to carts/vehicles at any time + collective-access sump pump area. This is a large garage-like loading dock with a roll-up door, a ramp to the first floor, and a community bathroom and shop sink just feet away. The roll-up is open during the day and closed at dusk unless someone is in immediate attendance. The area also contains the building sump pump and currently a bike storage area not counted in this square footage, we can negotiate on clearing that out for you or not. (♿️ first floor) $1200, open with 2 wks notice M24 [residential]: stand-alone tinyhome with air conditioning and adjacent workshop included, frosted skylight, storage on roof OK. no ensuite bathroom/shower, must use building restroom/shower. $1100, open now U07 [residential]: giant workshop with bedroom nested inside. $1500, open now ________ Yes pets are okay, but offleash dogs or perpetually escaping cats (must be contained in room) are an evictable offense.
