Full Job Description Commercial Building Maintenance "Light Duty" This position is responsible for the day-to-day maintenance activities at various commercial properties within the Anchorage area. This position works with and through the Property Management team and assists in providing excellent customer service to our owners, tenants, and vendors that service these properties. Responsibilities: • Perform miscellaneous “Light Duty” maintenance in all areas of commercial buildings and some snow shoveling. • Provide prompt and courteous responses to all tenant requests for building maintenance service through a work order process. • Respond to alarms in the building in conjunction with the Property Manager and local authorities that may be responding to the alarms. • Change light bulbs and ballasts in building lighting fixtures. • Make daily morning rounds to visually inspect and correct any deficiencies including trash pick-up. • Clean, lubricate and service small equipment as may be necessary and only as directed by the Property Manager. • Power wash plazas in the summer months in the early hours and sweep plazas during the winter months to keep a neat and clean appearance. • Assist contractors and vendors on an as-needed basis and as determined by the Property Manager. • Must be willing and able to be on-call for after-hours emergencies (on a rotational basis). • Perform other related duties as assigned by management. This job description reflects a list of essential responsibilities and attempts to define the type of person needed for the position. It is not restricted to just those tasks defined herein as there will be other tasks assigned on an as-needed basis. JOB SUMMARY: Perform tasks involving all aspects of maintenance, including Repairs to buildings and equipment, gas heating systems, electrical work, carpentry, flooring, painting, and other finishes. DUTIES AND RESPONSIBILITIES: • Diagnose and perform major, minor, and routine maintenance, plumbing, drywall, appliance repair, locks, windows, and lights. Repairs are to be completed in a timely and professional manner. • Perform carpentry work and paint interiors and exteriors as needed. • Inspect vacated apartments, complete a make-ready checklist, and prepare apartments for occupancy according to the property standard. • Perform repairs on all electrical, plumbing, and HVAC systems. Replace water heaters as needed. • Perform service requests as directed by the Manager. • Inspect the exterior of the property. Perform building and common area upkeep daily following company standards. Assist in keeping grounds neat and free of litter. • Complete special projects as may be assigned and prioritized by the Manager. • Completion of preventative maintenance, maintaining accurate records, and providing resident training as required. • Maintain shop appearance to standards to facilitate quick assessment of supply inventory. Maintain equipment, and equipment inventory to ensure warranty compliance. • Obtain bids and negotiate prices, as necessary, with vendors and contractors. Coordinate delivery and work schedules with vendors, contractors, and the Manager. • Perform effective emergency maintenance (on call) as required. Duty to be scheduled every other week. • Perform seasonal ground maintenance, snow removal, mowing, tree removal, and landscaping. QUALIFICATIONS: • Working knowledge of English, oral and written • General apartment maintenance experience • knowledge of appliance repair, carpentry, plumbing drywall, and electrical knowledge. • Must provide a full set of general tools. • Be detailed oriented. • Positive customer service skills are essential, dependability, being on time, as well as adherence to policies and procedures, are important for success in this position. • Requires a valid driver’s license and proof of insurance. • Must have a truck and must live in Anchorage due to being on call. PHYSICAL REQUIREMENTS: • Able to lift and carry (frequently) up to 45 pounds (paint supplies, furniture) • Able to push/pull up to 200 pounds, move appliances, use appliance dolly, and move water heaters and other machinery as needed. • Climbing, balancing, frequent stooping, kneeling, crouching and crawling.
