Maintenance Technician I Schedule: M-F 7:00am-4:30pm Payrate: $21/hr. Job Description: This position is entry-level; the employee makes basic repairs and is able to diagnose larger problems and refer them to the appropriate staff person. Uses company-supplied materials and equipment and must be able to understand manufacturer’s recommendations and directions. Has ongoing contact with on-site management and office personnel, other maintenance technicians and residents of the property. Performs necessary and minor repairs and preventive maintenance on rental units as they become vacant. May assist as required and assigned in painting of interior units, office, laundry rooms, common areas and occupied units. Provides support to Maintenance Tech II and Supervisor and may be required to handle on-call duty as necessary. Understands and supports company's mission and core values. RESPONSIBILITIES A. Performs general maintenance tasks and minor repairs, including but not limited to: a. Basic plumbing, including plunging toilets, repairing leaky faucets, repairing tank contents, pulling and replacing toilets and caulking b. Touch up painting, preparation, sanding and color match c. Repairing basic appliance problems d. Replacing burners, rings, knobs, refrigerator shelves, lights, etc. e. Simple electrical skills including switching plugs, cord splicing, ballasts and bulbs, circuit breaker testing, exhaust fans f. Lock replacements, adjustments, bolt installation, window locks, making keys and latches g. Repairing and replacing screens and doors h. Assisting in major appliance installation i. Detailing turnover units j. Basic carpentry—hanging closet rods, replacing mirrors, fixing and installing drawers and drawer tracks, installing and removing window treatments. k. Basic drywall repairs l. Completing turnover punch list items m. Tests smoke alarms and replace if defective. B. Buffs, waxes floors. C. Cleans grounds, laundry room, and other common areas, including picking up trash. D. May provide additional painting assistance, as required. E. Maintains tools and equipment in good safe working order. F. Maintains adequate stock of materials, notifying supervisor when to reorder in a timely manner. G. Travels to suppliers to pick up parts and supplies as directed. H. Incorporates both safety and customer service in the performance of all job duties. I. Maintains confidentiality of resident, applicant, and or employee information. J. Attends mandatory trainings and meetings. K. Actively participates in EAH’s Injury and Illness Prevention Plan, including following correct procedures for lifting and moving heavy equipment and materials, and wearing Personal Protective Equipment, as necessary. L. Regular and predictable attendance. M. Performs other duties as assigned, including assisting at other properties as requested OTHER DUTIES THAT MAY BE REASSIGNED: A. May have janitorial (cleaning, mopping, collecting trash) and groundskeeping (mowing, trimming, pruning, edging) responsibilities at some properties. Maintenance Tech I 2 KNOWLEDGE/SKILLS/ABILITIES A. Able to work in a timely manner with zero defects. B. Able to turn over vacant units and have them ready for occupancy within 5 days (or sooner as directed by supervisor) C. Ability to apply read and interpret documents such as safety rules, operating and maintenance instructions, procedures manuals and MSD sheets. D. Basic computer knowledge in Microsoft Office (Word, Excel) and the Internet. Basic knowledge of Yardi software to input work orders. E. Able to use hand tools and equipment that may be used on the job such as mowers, weed-eaters, chainsaws. F. Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. G. Knowledge of and ability to implement guidelines for electrical, chemicals, asbestos (in older buildings), and other rules and regulations covered by applicable state and federal laws. H. Requires honesty, trustworthiness, and enthusiasm. I. Must have customer service and team orientation to genuinely support and promote good tenant relations. SUPERVISORY RESPONSIBILITIES None WORKING CONDITIONS A. Physical Requirements 1. Constant walking, bending, stooping, kneeling climbing stairs and ladders, pushing, pulling, reaching and lifting. 2. Must be able to lift up to 50 pounds. 3. Must be able to work above ground height and operate standard maintenance tools and equipment. 4. Must be able to read and comprehend manufacturer’s and product label directions. 5. Must have written skills to complete reports and verbal skills to clarify and explain. B. Work Environment - 1. Works indoors and outdoors in all conditions. 2. May be exposed to hazards such as electrical, chemicals, asbestos (in older buildings), and others covered by applicable state and federal laws. 3. Must maintain a professional appearance and wear company-approved attire with identification badge in sight at all times. 4. Required to deal with changing priorities and potential emergencies. 5. MINIMUM QUALIFICATIONS Education – High school diploma or GED Experience - Prior make-ready or painting experience preferred, but not required.
