Apartment Maintenance Technician (Binghamton)
Job summary:
The property maintenance technician is responsible for the overall upkeep and general maintenance of properties and its surrounding grounds. This includes performing routine and preventative maintenance, handling repair requests from tenants, and responding to emergency issues in a timely and professional manner.
Key duties and responsibilities:
• Inspections: Conduct regular property inspections to identify and address maintenance issues before they become major problems.
• General repairs: Perform basic repairs, including but not limited to carpentry, drywall, painting, and fixture installation.
• Plumbing: Address minor plumbing issues such as unclogging drains, repairing leaks, and replacing fixtures.
• Electrical: Perform basic electrical repairs, including replacing light fixtures, switches, and outlets.
• Unit turnover: Prepare vacant units for new tenants by performing necessary repairs, painting, and cleaning.
• Emergency response: Be available for on-call duties to respond to after-hours emergency issues, such as power outages or water leaks.
• Record keeping: Maintain accurate records of all maintenance requests, repairs performed, and inventory used.
Qualifications and skills
• High school diploma or equivalent education.
• Proven experience in a maintenance or related field, with knowledge of plumbing, electrical.
• Strong problem-solving and diagnostic skills.
• Ability to use a variety of hand and power tools safely and effectively.
• Excellent communication and customer service skills to interact with tenants and staff.
• Physical stamina to stand, walk, bend, climb, and lift heavy objects (up to 50 lbs. or more) for extended periods.
• A valid driver's license and reliable transportation.
• Organizational skills to manage multiple work orders and prioritize tasks efficiently.
