Advantage Property Management Services in Pleasanton, CA is seeking an energetic Field Manager (FM) to conduct property inspections and complete turnover maintenance activities outside the office. This is a hybrid role that involves home inspections, estimating, turnover project management, and light maintenance. The FM is responsible for any activity outside the office. The position is primarily focused on: Conducting move-in/move-out property inspections and estimating turnover projects Completing property turnovers, including hands-on maintenance Managing vacant property listings Responding to emergency and urgent work orders The ideal candidate has a positive, customer-first attitude, is dependable to a fault, and is very organized. QUALIFICATIONS Certified Home or WDO Inspector 2+ years of residential home inspection experience Thorough understanding of how residential home systems operate Reliable transportation; valid CA driver’s license and clean driving record Excellent written and verbal communication skills Exceptionally detail-oriented with superior organizational skills Well-versed in technology, including iPhones, iPads, Microsoft Word, Gmail, Google Sheets, and Google Docs Self-motivated and capable of working independently with no management oversight Thrives in a fast-paced environment that requires quick-thinking and multi-tasking Available to work on some Saturdays and open to a flexible schedule to meet client needs Ability to lift 75lbs frequently and up to 150lbs occasionally, continuously stand or walk, frequently bend, squat, climb stairs, balance on a ladder, safely walk on pitched roofs, crawl under homes and in attics, and manipulate hand & power tools. RESPONSIBILITIES/DUTIES Perform thorough property assessments to identify damage, necessary repairs, or maintenance issues after a resident moves out. Document the findings in a company-provided iPad app. Create a detailed scope of work to bring properties to move-in-ready condition. Create a project cost estimate and project turnover plan. Manage turnover projects to quickly prepare properties for rent. Complete basic maintenance tasks. Create vacancy marketing, including photography and 3D Matterport tours. Document property condition before a resident moves in. Develop and maintain strong relationships with contractors, maintenance personnel, and vendors to ensure service quality and cost control. Ensure that all maintenance issues are addressed promptly and efficiently, from cosmetic repairs to larger-scale renovations. Lead emergency and high-priority work orders. Quarterly site visits of every property in our portfolio. Manage the material inventory, equipment, and tool kits used by our maintenance team. Conduct routine property inspections to ensure properties are maintained in optimal condition, identifying any maintenance or repair needs. Execute all other duties assigned by the Property Managers or Company Owners.
