Broker of Record license available for your real estate brokerage or property management company. Multiple states available. Currently, I am the broker for several real estate entities large and small. I can assist with set up of the firm license, compliance with all local and state laws and ongoing updates of changes in the real estate code in each state I represent. Use my license to backstop or start your company. States currently available are AL, GA, ID, TN, WV, IA, MS and VA. I am willing to get a license for a state you are in need of with 45 days notice.

I’m currently working on real estate projects where we purchase, improve, and resell properties. I’m looking for private lending partners who prefer a lump-sum return rather than monthly payments. Here’s the structure: You fund a portion of the deal. No monthly payments required. Your principal + agreed return is paid in full at the property’s sale/refinance. OVERVIEW The objective of this position is to show pride of ownership in the property and provide reassurance to the residents that there is reliable competent property manager representation on site. The On-Site Manager, or OSM, provides a positive impact so that the apartment community has a good reputation and reflects a positive image to the public. The OSM applicant should be comfortable interacting with people during challenging situations. Important also are great communication and interpersonal skills, use of basic technology tools, i.e. websites, email, text, social media, online automated property management systems and pleasant phone skills. Having a laptop computer and printer are very important. The ability to work in a dynamic environment is a plus. This is a part-time position, requiring the resident manager to live on-site. Duties and Responsibilities • As the primary on-call contact person, you shall be the representative to enforce ALL rules governing the premises under the lease and report any violations or problems to the property manager and/or ownership group • Respond to all residents’ request or complaints in a timely, efficient, and courteous manner • Facilitate and report issues raised by the residents, you and others to the property manager • Provide a high level of customer service with residents • Perform periodic inspections of units • General tidy-up, cleaning & maintenance of the common areas and grounds to maintain exceptional “curb appeal” • Lease available units using leasing skills with full compliance of fair housing laws Knowledge and Skills • Strong communication skills and attention to detail • General knowledge of computer software and internet • Knowledge of property management including but not limited to posting notices and enforcing regulations within California and Local laws Education, Certifications, and Experience • Degrees from high school, college and/or property manager or certifications are preferred • Driver license required Interpersonal and Communication Skills • Strong interpersonal skills and drive to provide superior customer service to all parties • Team player with strong work ethic, pro-active orientation, who can anticipate needs, and highly accountable, with a mature and positive attitude Compensation • Maximum hours per month shall be 29. Hours will vary and may involve 7 days per week • Compensation shall be determined based on the market and experience. Starting pay shall be at least or maybe above the California minimum wage in $16.50 per hour as of January 1, 2025. • Compensation may be paid directly as compensation or in the form of a rent credit or reduction Approved Applicant, Start Date & Move-In, November 1, 2025 • OSM must be an approved lease applicant able to move in on or about November 1, 2025

A full time Property Manager opportunity is currently available in the Aurora Area. Responsibilities include, all leasing, customer service, collections, bookkeeping and other administrative duties as well as supervision of on-site staff members. Some responsibilities include but are not limited to: ** Tax Credit experience preferred ** • Oversee all aspects of property management including tenant relations, leasing, rent collections, and property maintenance • Ensure compliance with all local, state, and federal regulations related to affordable housing programs • Review and update property management procedures and policies as necessary • Communicate with tenants to address their concerns and requests • Manage financial operations, including budgeting and tracking expenses • Prepare and submit monthly, quarterly, and annual reports to regulatory agencies • Manage and supervise staff members such as leasing agents and maintenance technicians • Conduct regular inspections of properties to ensure they meet health and safety standards • Coordinate eviction proceedings if necessary Qualifications & Requirements □ Management Experience □ Must have current knowledge of Excel, Microsoft Office □ Must have excellent communication, organizational & customer service skills □ Must possess a strong, take charge personality with the ability to handle multiple priorities & meet deadlines
