We are looking for reliable contractors to perform inspections, property preservation, pre-foreclosure, and REO work in the entire state of California! We are recruiting contractors familiar with FHA guidelines and have the capabilities to perform the services listed below. OVERVIEW Air Concierge Inc. is seeking a diligent and proactive Property Oversight Specialist to join our team in the Seattle area. This independent contractor role is essential to ensuring our vacation rental properties are guest-ready, client needs are met, and operational efficiency is maintained. The ideal candidate will be available for approximately 10 hours per week (40 hours/month), with flexibility for after-hours support, and will bring strong organizational skills, responsiveness, and a hands-on approach to property management. A “new lead” is defined as a potential property owner interested in listing their vacation rental property with the company for management services. RESPONSIBILITIES • New Client Engagement: ◦ Conduct initial meetups with new leads, following up on introductions in real-time to schedule on-site reviews. ◦ Complete and submit lead meetup forms to the management team immediately after site visits. • Existing Client Support: ◦ Respond to client emails within 24 hours, acknowledging receipt and escalating to support if needed. ◦ Provide ongoing insight and guidance via Slack to the management team, avoiding unauthorized assurances to clients. ◦ Handle after-hours emergencies as requested by executive staff, preparing write-ups post-visit for invoicing. • Property Audits: ◦ Conduct monthly property audits (integrated in the client portal), including checklists, photos, and detailed write-ups, submitted within 24 hours of visits. • Onboarding New Properties: ◦ Perform multiple on-site visits to ensure properties are guest-ready, checking Wi-Fi, bed sizes, appliances, water heaters, power panels, etc., and providing operational insights to the team. • Supply Management: ◦ Restock household supplies, procure items (with reimbursement), or accept deliveries as needed, coordinating with cleaners and the management team. ◦ Replace missing or broken items (e.g., remote controls, glassware) using owner/management-ordered supplies. • Vendor Coordination: ◦ Meet with vendors, property owners, or association management as required. ◦ Obtain and submit handyman pricing quotes before work begins, securing pre-approval for higher charges. • Additional Tasks: ◦ Perform exit reviews, meet/greet guests, change batteries/lightbulbs/filters, and handle small repairs as needed.
