Summary of Position: Non-Exempt position assisting on the daily maintenance of Residential Apartment Buildings, common areas, and others. Apartment Buildings located in the San Francisco area as well as San Rafael and San Leandro ESSENTIAL DUTIES AND RESPONSIBILITIES Respond to tenant's work orders/maintenance on a daily basis and a timely manner. Check and respond to emails, text messages, and company messaging system as often as needed; Must have a basic knowledge of carpentry, electrical work, and plumbing. Must have at least three (3) years of experience in all three skills. Maintain intercom and front entry system in good operating condition. Maintain exit signage and building lights in good condition. Completing necessary work order forms once the job is completed. Maintain and organize storage and maintenance shops in properties. Order supplies and materials needed from accredited hardwares and stores; Assist on the replacement of batteries on smoke detectors and emergency lights as needed, but no less than once a year. Annual clearing debris from gutters and roof. Change timers as necessary. Steam clean/power wash garage and front sidewalks at least once a year. Assist with the snake clean-outs in basement drain lines at least twice a year. Patching and Painting Appliance maintenance and installation Good command in written and spoken English, Cantonese a plus General knowledge of HVAC. Preventative Building and Apartment maintenance. Must be available to respond to after hours emergencies as needed; Assist in producing annual monitoring reports. Education: High School Diploma Experience and Skills: Carpentry, Electrical, and Plumbing Skills, Must have own basic tools, basic computer knowledge/skills Language: English, Knowledge of Cantonese helpful Physical Requirements: Multi-limb and eye-hand coordination Able to bend, stoop and lift boxes up to 15lbs.
