Job Title: Maintenance Technician Location: Downton LA Reports To: Property Manager / Maintenance Supervisor Employment Type: Full-Time Key Responsibilities Perform daily maintenance requests, including plumbing, electrical, HVAC, carpentry, and appliance repairs. Conduct regular inspections of apartments, common areas, and building systems to identify issues and ensure proper operation. Prepare vacant units for new residents, including painting, cleaning, and making necessary repairs (turnovers). Maintain and repair community amenities (e.g., pool, fitness center, clubhouse, laundry facilities). Respond promptly to emergency maintenance requests, including after-hours on-call duties as scheduled. Assist with preventive maintenance programs for building systems and equipment. Ensure compliance with safety standards, codes, and company policies. Maintain accurate records of maintenance work orders and inventory. Support property management with vendor coordination and inspections. Keep maintenance areas, tools, and equipment clean and organized. Qualifications High school diploma or equivalent required; technical/vocational training preferred. 2+ years of maintenance experience in apartment communities, commercial, or residential settings preferred. Strong knowledge of plumbing, electrical, HVAC, and general building maintenance. HVAC certification (EPA Universal or Type I/II) a plus. Ability to safely use hand and power tools. Strong troubleshooting and problem-solving skills. Excellent communication and customer service skills. Must be able to work independently and as part of a team. Valid driver’s license and reliable transportation required. Ability to be on-call for emergency repairs as needed Physical Requirements Ability to lift up to 50 lbs and perform physically demanding tasks. Ability to stand, walk, bend, climb ladders, and work in tight spaces for extended periods. Must be able to work both indoors and outdoors in varying weather conditions.
