





Onsite Manager needed for part time job at 27 unit townhome community in Federal Way. Manager must live onsite. Compensation is $1350 rent credit towards rent of a 3 bed/2.5 bath modern townhome with rent of $2900 per month. Duties include: Maintenance Duties 1. Maintain in a clean and orderly condition all public areas both interior of vacant unit and exterior. 2. Schedule maintenance requests with venders. 4. Keep snow and ice off steps, walks and entries. Keep track of de-icer levels Nov-Mar. 5. Contact appropriate vendors to keep roof, drains and gutters clear and free of debris. 6. Check lighting on regular basis to insure all lights are working and scheduled correctly. 7. Order and pick up supplies and equipment as needed. 8. Know location of water and electricity shut-off(s) on the property. 9. Schedule with contractors, suppliers and maintenance people. 10. Test fire alarms as needed. 11. Upon renting units, NO KEYS to be given to tenant unless there is a duplicate in keybox. Administrative Duties 1. Manage in accordance with all fair housing laws, State Tenant Landlord Law and local ordinances. If Employee(s) violates any such laws or ordinances, he/she/they shall be liable for the circumstances. 2. Employee(s) is responsible for all monies collected and, therefore, agrees to accept no cash from prospective or current tenants. 3. Collect and deposit all rents and other charges due from tenants within 24 hours. Resident Manager will make personal contact with all delinquent tenants and notify Property Manager by the 4th of all outstanding balances. 4. Show and rent available apartments (both vacant and where notice to vacate has been received). Inspect and insure that all vacant apartments are immediately prepared for occupancy within five (5) days or advise Property Manager of any delays. 5. Complete and maintain those records required by management, and mail required paperwork within time limits as prescribed by company procedures and policies. 6. Serve all notices promptly and in accordance with the law. 7. Respond to inquiries, requests and complaints from tenants within 24 hours. 8. Keep inventory of all tools, equipment and property of building. 9. Perform other reasonable duties which may be required by manager, or required under emergency situations. 10. Employ no persons to perform any duties on the premises unless payroll paperwork has been properly completed and submitted, or they are a licensed and insured contractor. 11. Attend all training class offered by management 12. Employee must complete the Fair Housing seminar training via online or in class within 60 days of employment.
