$250 / 1br - 775ft2 - Seeking cool F Roommate for Old 4th Ward Loft (Old 4th Ward next to the Beltline)

Outgoing SWM in my late 30s who is seeking an outgoing Female roommate to share my loft space with me. It is right across the Street from PCM! Just 1 block from the Beltline. I have multiple homes and travel outside of GA often, so this format I suspect could really work for someone. Optimally, I am seeking a young lady who is perhaps in University, finishing Undergrad, or Grad school PHD or Masters. If it is someone in their early years working/slaving corporate work then that may work as well. I grew up out West and slaved corporately in Manhattan most of my 20s. I have also lived a few places overseas. I have my own company now, and enjoy a life of relative freedom. Someone who aspires to such a future would be most optimal. This would be a $250 a month including utilities, wifi and garage parking. I am much more concerned about finding the right fit than the money. This is a 800 sq ft furnished loft which has fast wifi internet, basic hulu, HBO, and cable on the TV. Bed in the bedroom. The bedroom is large and could fit a more significant sized desk or drafting table. TV is 55 or 60 inches. Velvet sectional folds out to a Queen Size bed. There is a basic desk space in the living room as shown. There is ample closet space, and drawer space in the Bathroom. Washer and Dryer set are in the unit. Someone in graduate school, or an artist with great aptitude would be along the lines of what I'd consider a good fit. I know this prime area and great monthly rental rate ($250/month including utilities, wifi internet, HBO/Max!) would work for a lot of people, and I have received a number of responses in the past when I have considered this.
