LOCATION: Between Aspen and Glenwood Springs SCHEDULE: Monday - Friday: 8:00 am - 5:00 pm | On call 24/7 SALARY: $65,000 per year. Plus 10% performance bonus. Diversity and inclusion are the only paths that allows forward progress and our success as a company stems from that philosophy.  ABOUT THE ROLE  Under the direct supervision of the General Manager, the Engineer will be responsible for delivering and maintaining all facilities of a residential high-rise building. General expectation is that this role maintains and preserves the life of all common area equipment, inclusive of both the interior and exterior of the building and complies with all City, County, State, OSHA, and all governmental agency mandates.  WHAT YOU'LL DO  Engineering management of a residential facility; including common areas, amenity space and parking garage. Provide quarterly cost analysis and cost projections for all utilities, chilled water, electrical, gas and on all maintenance items needed, filters, belts, valves, and maintenance equipment. Efficiency analysis and energy savings audits done on a quarterly basis. Create, execute, and maintain an automated preventative maintenance program to include all components of the building.  Implement and maintain all required maintenance SOPs as directed by GM and VP of Risk Management.  Maintain any “green energy” qualifications of the building.  Coordinate, maintain, and keep current all building component inspections.  Supervises full maintenance team and any other departments as assigned by the GM.  Develops training to ensure excellence in job performance.  Building and maintaining strong relationships with outside vendors. Coordinate contracted services and repairs, alongside the GM.  Keeps complete and accurate records of all maintenance requests submitted, commented on, and completed. Must be available for “on-call” after hours, weekends, and holidays and available for emergencies, as needed.  Ensures all safety precautions and procedures are followed while performing assigned duties.   Requirements EDUCATION/EXPERIENCE  High school diploma or equivalent WHAT YOU NEED TO SUCCEED  A minimum of 4 years of engineering experience, preferably in high-rise facilities. Should have a specific knowledge of all high-rise electrical, plumbing, stair pressurization, elevators, and mechanical systems.  Safety systems knowledge Elevator systems knowledge Fire pump and safety system knowledge Trash room / compactor knowledge Some experience with Building Link and Vantaca building management software.  An understanding that condo construction is not complete and will take place over the next several months.  This requires a need to deal with partial occupancy issues that impacts how the building systems are managed and operated. As a Survey Crew Chief for LaBella, you will perform survey assignments related to topographic and boundary surveying, ALTA/ASCM land title surveys, construction staking, terrestrial LiDAR and UAV/drone, structure monitoring in support of land surveying, civil engineering, architectural and environmental projects. You will be working under the direction of Licensed Professional Surveyors. We offer the opportunity for involvement in a wide variety of surveying assignments for land surveying, civil engineering, architectural and environmental projects. This is a full-time land surveying position, performing field and office duties including but not limited to: boundary, topographic, ALTA/ASCM land title, construction staking, terrestrial LiDAR and UAV/drone surveys. This is a professional path position that provides the opportunity to earn a Professional Surveying License. Duties: Communicate with the project team and client to understand the goals, challenges, schedule, budget, and expectations of a project. Proficiently document each task performed, maintaining accurate records of project progress. Follow prescribed safety practices for Land Surveying. Build client relationships. Operate advanced survey technology including GPS, Robotic Total Stations, digital and differential levels, UAV, high-definition scanners and data collections devices. Lead field team to achieve client & project objectives. Prepare daily reports, time sheets and other required paperwork while maintaining a high level of organization and consideration to detail. Maintain land surveying equipment and vehicle, ensuring they are in good working condition. Supervises, mentors and coaches jr. field staff. Requirements Minimum five years’ experience as a Survey Crew Chief with the ability to become a licensed Land Surveyor in Training (LSIT) and obtain future licensure as a Professional Land Surveyor (PLS). Prior experience as a crew chief required. Demonstrates good verbal and written communications skills. Competent operating total stations, GPS and Data Collectors. Proficiency with the Trimble and Carlson family of surveying equipment is a plus. Familiarity with AutoCAD Civil 3D, Trimble Business Center, Carlson and Inroads software is a plus. Ability to interpret design and construction plans. Self-motivated, self-starter with the ability to work in a team environment and independently. Maintain a current driver’s license in good standing and able to operate company owned vehicles. Willingness to work overtime as needed. Ability to travel for up to a week at a time and work in all types of weather conditions. Physical Requirements: Drive a passenger vehicle. Wear personal protective safety gear most of the day. Work in cold or hot environments. Ability to physically carry 30 to 60 pounds of equipment multiple times a day, occasionally lifting up to 75 pounds. Move safely over uneven terrain or in confined spaces. Willingness to work outdoors and in adverse weather conditions.
