LOCATION AREA: Uptown Denver (Near Benedict Fountain Park) SCHEDULE: Monday-Friday 9:00 am - 6:00 pm | Availability for on-call emergencies SUMMARY: Under the direct supervision of General Manager, the Building Engineer will be responsible for delivering and maintaining all facilities of a residential high-rise building. The primary expectation for this role is to maintain and preserve the life of all common area equipment, both interior and exterior, while ensuring compliance with all City, County, State, OSHA, and governmental regulations. ROLE: · Manage the engineering and maintenance of a residential facility, including common areas, amenity spaces, and parking garage. · Conduct quarterly cost analyses for maintenance items, including filters, belts, valves, and parts. · Perform efficiency analysis and energy savings audits quarterly. · Create, execute, and maintain an automated preventative maintenance program for all building components. · Implement and maintain all required maintenance Standard Operating Procedures (SOPs) as directed by GM and VP of Risk Management. · Coordinate, maintain, and keep current all inspections for building components. · Supervise the maintenance team, contractors, and any other departments as assigned by the GM, ensuring excellence in job performance through training. · Build and maintain strong relationships with outside vendors. · Coordinate contracted services and repairs in conjunction with the GM. · Maintain complete and accurate records of all maintenance requests submitted, commented on, and completed. · Available for on-call emergencies after hours, weekends, and holidays as needed. · Ensure all safety precautions and procedures are followed while performing assigned duties. · Competent in addressing water-based/plumbing emergencies (Note: This role does not perform non-emergency plumbing repairs). · Willing and able to perform minor work including painting, cosmetic repairs, light fixture installations, damper actuators, etc. · Exhibit good communication skills with the team, management, and association owners to support the community. Requirements · Minimum of 3-5+ years of engineering or maintenance experience. · Intermediate knowledge of involved trades including electrical, plumbing, fire systems, elevators, and mechanical systems. · Ability to read and interpret building design drawings. · Knowledge of annual inspections. · Maintenance knowledge of: o HVAC water-based cooling and heating systems (Cooling towers, water source heat pumps, looped systems). o Domestic water and sump pumps. o Fire pump control and safety systems. o Trash rooms/compactors. · Experience with BuildingLink or comparable facilities/CRM software preferred.
