Property Manager / Handyman – Small Apartment Portfolio (Tacoma) (Tacoma)
We are seeking a reliable, hands-on Property Manager/Handyman to help oversee and maintain a portfolio of 4 multifamily buildings (30 units) in Tacoma. This role is ideal for someone who has both maintenance skills and the ability to coordinate with tenants, contractors, and ownership.
Responsibilities
Perform basic handyman tasks (lock changes, patching drywall, unit turns, junk removal, etc.).
Coordinate with outside vendors (plumbers, electricians, landscapers).
Respond to emergencies (alarms, break-ins, leaks).
Oversee the full leasing cycle: advertising, tours, applications, move-ins, and move-outs.
Handle resident relations with excellent customer service, de-escalation skills, and solution-focused problem solving.
Maintain organized, compliant records in line with Federal, State, and local landlord-tenant laws.
Conduct routine building inspections to ensure safety and property condition.
Communicate professionally via email, text, and phone.
Provide clear, concise reporting to ownership on building needs, leasing efforts, and tenant issues.
Work with ownership to set goals, strategies, and long-term plans for property success.
Requirements
Experience in property management and/or skilled maintenance trades.
Comfortable using TenantCloud property management software, other property management software, or demonstrated ability to quickly learn.
Strong communication and organizational skills.
Ability to be on-site 3–4 days per week (flexible schedule).
Must be reliable, trustworthy, and able to work independently.
Compensation
$25-40/hr depending on experience.
Trial Period: First 90 days at hourly pay only.
After 90 days: Option to live on-site in an apartment valued at $1,400/month, available at a discounted rate of $700/month, in addition to continued hourly pay.
