Your Responsibilities:  Complete occupied Maintenance requests within 24 hours to ensure a quality living environment for residents.  Prepare market-ready products within a 5-day timeline for normal turns and a 10-day timeline for upgrades.  Grounds and Housekeeping: Perform grounds and housekeeping duties, not exceeding 75% of available time. Complete all tasks safely and efficiently, adhering to company safety standards, and report any hazards related to property operations. Participate in safety meetings and perform all duties in compliance with safety policies.  Engage in preventative maintenance programs and maintain all mechanical systems of the property.  Assist in implementing an emergency plan and support emergency operations.  Be available for weekend work and emergency Maintenance calls.  Perform other related duties as required. General Contractor looking to fill several skilled finish carpenter/fixture installer positions. The right individual must have their own tools, current clean CDL, a reliable truck and smart phone. We are looking for someone with prior skills in the field of commercial finish carpentry and fixture installation. The right candidate will be proficient in doors and hardware, wood trim, base, and paneling, and installation of retail fixtures, gondolas, cash wraps and restroom fixtures. Extra skills that are no required but encouraged are minor plumbing and electrical, concrete, drywall, painting, flooring and tile work. Good communication with foreman, superintendents and project mangers and client is essential to the job. Job Responsibilities: Assembly and Testing: Assemble wire harnesses according to technical drawings, schematics, and work instructions. Test wiring continuity using a continuity tester. Component Preparation: Select wires of specified color, marking, or length, and loop wires between guide pegs on harness board. Quality Control: Inspect and verify own work using visual aids, checklists, and inspection tools. Identify and escalate discrepancies or design issues. Documentation: Mark identifying data on completed harness and contribute to updates of work instructions and BOMs. Safety and Maintenance: Maintain a clean, organized work environment and comply with all safety protocols and use of PPE. Requirements Experience: 2-5 years of related experience in wire harness assembly, depending on the level of seniority. Technical Skills: Proficient in soldering, crimping, and stripping wires, with a solid understanding of wire harness mechanical assembly. Physical Requirements: Capable of lifting up to 50 pounds and working in a physically demanding environment. Communication Skills: Able to comprehend and follow moderately complex written and verbal instructions. Preferred Qualifications Certifications: Relevant certifications in the electrical or electronic industry. Medical work includes radiological equipment electrical systems installation for x-ray rooms, CT scan, MRI, fluoroscopy, linear accelerators, ultrasound, and other modalities. Also patient treatment area renovations, such as intensive care units (ICU), endoscopy units, operating rooms, and other procedure rooms. Infrastructure upgrades such as emergency generator installations, service upgrades from 400A to 4000A, power/control for environmental systems, & fire alarm systems.
