You will be responsible for performing daily maintenance tasks, diagnosing and repairing issues in electrical, plumbing, and appliances, and preparing vacant apartments for new residents. You will also participate in the emergency on-call rotation. Maintenance Tasks Perform daily maintenance and repairs in electrical, plumbing, and appliances. Respond promptly to maintenance requests. Apartment Preparation Prepare vacant apartments for new residents using the Make Ready Checklist. Property Inspection and Safety Inspect buildings and grounds for safety and cleanliness. Conduct regular inspections of common area systems. Exterior Maintenance Maintain the exterior of the property and pool areas. Communication and Reporting Communicate with vendors and contractors. Report inventory needs and potential liabilities. Compliance and Safety Ensure compliance with Fairfield policies and procedures. Respond to on-call emergencies and assist with resident notices. Lead Carpenter / Working Foreman – Residential + Light Commercial (DTLA) Full-Time | W-2 or 1099 | $35–$50/hr DOE We’re a growing general contracting company based in Los Angeles, currently managing three active projects: an ADU build, a commercial remodel, and a custom patio. We’re looking for a hands-on Lead Carpenter / Working Foreman to take charge of job sites, push production, and help us grow into a tight, high-quality crew. RESPONSIBILITIES: * Lead day-to-day construction tasks on-site (starting with foundation, framing, and rough carpentry) * Read and interpret plans, layouts, and details without supervision * Manage laborers or helpers and direct subs when needed * Coordinate inspections, deliveries, and material take-offs * Handle punch lists and client walkthroughs * Float between projects (ADU, patio, commercial T.I.) depending on phase QUALIFICATION: * 5+ years of carpentry experience, at least 2 years in a lead or foreman role * Strong skills in foundations, framing, siding, rough & finish carpentry * Able to work from plans and make layout decisions in the field * Basic understanding of plumbing/electrical sequencing (not required to self-perform) * Organized, communicative, and accountable * Comfortable running small crews or working solo as needed * Clean DMV + reliable truck preferred COMPENSATION & DETAILS: * Pay: $35–$50/hr depending on experience * Schedule: Full-time, typically Monday–Friday * Employment Type: 1099 or W-2 (depending on candidate fit) START DATE: ASAP — we're starting on a commercial remodel and continuing an ADU this month LOCATION: Greater Los Angeles area — projects currently in DTLA and Torrance.
