Assist with systems procurement, including vendor selection and contract negotiation. Facilitate effective communication and collaboration between internal teams and external clients. Comfortable using AI tools to enhance project efficiency and outcomes. Experience with Cybersecurity is a plus. Requirements Proven experience in project management, including managing internal and external projects. Experience with application development projects. Strong understanding of platform deployment processes. Demonstrated ability in adoption and change management. Excellent documentation and procedure writing skills. Familiarity with software development lifecycles in Agile/Scrum frameworks Strong organizational, prioritization, and time management abilities. Excellent communication, negotiation, and presentation skills. Ability to work independently and as part of a team. Comfortable utilizing AI for project management tasks. Salary: $100K-$119K Summary/Objective The project manager builds a CPM schedule and assures the projects are built on time and within budget, coordinates all budget activities concerned with the site grading and asphalt paving of construction projects. Participates in the conceptual development of a construction project from start to finish and oversee its organization, scheduling and implementation. Establishes and maintains relationship with General Contractors / customers to obtain bid opportunities and insure quality work. Essential Functions Works with customers to obtain and bid work opportunities on construction of road and site construction projects in the public and private markets Work with superintendents and foremen to plan, organize and direct activities concerned with construction of these projects. Establish project objectives and confer with supervisors and foremen to discuss such matters as work procedures, complaints and construction challenges. Initiate and maintain liaison with owners and other contacts to facilitate project activities. Monitor and control project through administrative direction of on-site foremen to ensure project is completed on schedule and within budget. Represent company in project meetings and attend strategy meetings. Work with contract administrator to manage financial aspects of contracts to protect company’s interest and simultaneously maintain good relationship with the customer. Requisition supplies and materials to complete project. Interpret and explain plans and contract terms to administrative staff, workers and clients. Formulate reports concerning such areas as work progress, costs and scheduling. Work with dispatcher to assign workers to construction sites to work on specified projects. The Healthcare Project Manager will support healthcare projects for the commercial building group in Dallas area. Success in the position is achieved through the following duties & responsibilities: Build and maintain relationship with General Contractors and/or Project Owners, Subcontractors and vendors that promote project success. Be the point person from the preconstruction phase to the project closeout phase. Properly delegate tasks and responsibilities to appropriate team members and ensure entire project team thoroughly understands project. Facilitate coordination between Field Operations and Preconstruction (preplanning, prefabrication) and actively engage in implementation of project plan. Review construction documents for inconsistencies and develop RFIs. Perform detailed estimates of revised construction documents and provide clarifications with clear and concise inclusions/exclusions. Review and interpret specifications to understand project requirements, coordinate discrepancies with contract documents, redline and/or provide cost for items outside of basis of design-on-design build/design assist projects. Create subcontracts while working towards buyout from estimate; include subcontract terms and conditions that limit company risk and clearly identify project scope inclusions and exclusions to set project expectations. Partner with Contracts to review and interpret contract language, confirm contract scope inclusions and exclusions are conducive to proposal letter, determine timelines for required notices/rights/remedies, and ensure milestones in base bid schedule are achievable as depicted. Early identification of long lead items; ensure all project procurement is properly tracked and released conducive to schedule milestones. Setup project budget with assistance from Estimating to work towards buyouts and early recognition of actual realized costs in labor, material, subcontractor, equipment, and overhead cost. Understand the difference between lump sum contracts and unit price contracts. Verify budget after upload confirming contract, budget, and billing are accurate in Spectrum. Determine project labor tracking strategy and setup labor codes congruent with required labor tracking. Gather hours from Superintendent and Foreman and verify with project team. Monitor and own the overall procurement and construction schedule and escalate any possible impacts by coordinating with the customer, giving notice as required and maintain documentation for such impacts. Collect feedback from field team to present accurate information for CTCs. Create projection for CTCs and provide to Project Executive for review. Prepare accurate cost projections for each project monthly. Stay actively engaged with labor tracking and weekly look ahead schedules to mitigate any potential impacts to the project schedule or financial status. Oversee timely project requirements and documentation including but not limited to submittals, RFI’s, delay notices, potential claims, and extended overheads. Maximize cash flow by balancing project cost with timing of project income, facilitating buy outs according to the schedule and project plan with estimating and project teams, understanding labor and material trends, creating balanced and accurate budget and Schedule of Values, submitting billings, and negotiating change orders. Hog Haven Farm seeking help for its farmers market operation in the Merrifield and surrounding areas. We are a family run heritage hog farm who also vends hot food (made on-site breakfast sandwiches featuring the pork we raise) at multiple farmers market locations in the area (mostly weekend mornings) [www.HogHavenFarm.com]. We need both cooks and front-of-booth salespeople. Some kitchen and/or front house restaurant experience a plus, but will train the right candidates. Preference given to those comfortable in both the front and the back. Most shifts are weekend mornings, 4 to 6 hours per shift, at locations mostly in NoVa, some in DC and MD. Location you work from shift to shift will generally vary. Must have reliable transportation and be willing to go where needed. **Especially in need of those that have a vehicle (SUV or larger) and who can and are willing to carry supplies to and from the market (extra comp for this).** Preference also given to those willing to work some hours Friday afternoons and after the weekend markets at our Merrifield warehouse, helping to clean up and reset for the next day's markets.
