We are seeking inquiries from responsible individuals interested in residing on our 40-acre desert valley homestead in an RV, located 5 miles east of Pearce, AZ. In exchange for 8 hours of weekly maintenance, we offer accommodation for your RV or motor home. If you want your own spot on 5 acres, you will have to get the power connected and install the service breaker, in exchange for 2 months maintenance free stay, there is a septic and water available to connect to. After 2 months, the 8 hours of sweat equity maintenance per week and you paying your power bill and the well power bill, is the exchange for lot rent. Or you can rent our 2010 31’ Jayco 5th wheel by the house for $200 a month plus 8 hours of weekly maintenance work. The RV requires thorough cleaning, as the previous occupant did not maintain it adequately, so we offer the first two months free in exchange for cleaning and maintenance. Note that if you use the black water tank, you need to empty it regularly by running a 3” hose 100 foot pipe to the house septic or use a portable dump tank. There is a working toilet in the unfinished house and heated shower shed with a washer. Please realize that you will need to have a vehicle, personal income or secure employment, because utilities (electricity, well, and bottled propane) will become your responsibility after the initial two free months in either situation, bringing your RV or renting ours. We are looking for caretakers who respect the property and treat it like their own. The property is meant to be a peaceful haven, it is 420 friendly. We won’t tollerate chemical substances or extreme alcohol abusers, been through that, we will know and ask you to leave. Binding month to month contract. We come in our rv to stay for periods to get work done, we plug in nearby, but we are private and peaceful. We are easy going, although cautious, and are putting it out to the universe that the right person(s) will come and stay. Furthermore, there is an unfinished framed home (our future retirement home) on the property, which you may be interested in completing; we welcome your pricing when we are ready to proceed. Another opportunity/negotiation may work out; completing the house (installing electrical, plumbing, interior framing-5 walls 2 a/c-heat split units and fixtures) in exchange for deeding over the 5-acre plot with the power pole, septic & water. With this 5 acres, you can apply for a Cochise County opt-out permit and build your own abode with two inspections like we did.
